The Waterview | Market Pulse | March 2022

The Waterview is a luxury full service condominium overlooking the Potomac River in the Rosslyn neighborhood. Residences are in the upper floors of Le Meridien Hotel; there is also an adjoining 23-story office tower. In addition to the superb surroundings, residents enjoy a host of hotel amenities, including room service from the hotel’s popular restaurant, Le Amuse.

There was a flurry of new listing activity in March, beginning with Unit #2901, a spectacular penthouse offered at $7,950,000. With 4,715 square feet of living space, the three-bedroom residence with three full and two half-baths, is the result of a custom build-out from two separate apartments. With incredible ceiling details, millwork, and white oak rift and quartered custom colored floors throughout, the home is a true showstopper. Views of the Potomac River and Georgetown are found in every room.

Unit #2703 is new to the market in March, priced at $1,375,000. The two-bedroom, 2.5-bath apartment has a 1,475 square foot layout, with new hardwood flooring throughout, including the closets. Also listed in March is Unit #1602, for $1,175,000. The airy flat with its pale blonde hardwood floors, offers two bedrooms, 2.5 baths, and 1,239 square feet of living space. A completely open gourmet kitchen fits right into one corner, with Viking, Sub-Zero and Miele appliances. Huge window walls provide point-blank views of the Potomac River. The residence also comes with an in-unit washer and dryer, and two secure garage parking spaces.

After listing in March for $499,500, Unit #2005 quickly went into Active Under Contract status, meaning that it is pending with contingencies. The cute 660 square foot flat has one bedroom and one bath, with blonde wide-plank floors throughout. Oversized windows allow an abundance of natural light inside. An open gourmet kitchen features red-toned cabinets, black granite counters and upscale stainless steel appliances.

Unit #1910 remains pending with a closing date set for April. Listed at $695,000, the one-bedroom flat has a bonus den and one bath, with 833 square feet of living space. Blonde hardwood floors are found in the living areas and the den. A massive set of windows in the living area boasts gorgeous views of the Potomac River and Key Bridge. A completely open gourmet kitchen fits nicely into a corner for maximum floor space.

There was one closing in March. Unit #2306 sold for its full asking price of $625,000. The one-bedroom, one-bath apartment with a den has 808 square feet of space and is sunny and open, with wide-plank hardwood floors are in the living area and den. A handsome and completely open kitchen sports red-toned cabinetry, black granite counters, an extended breakfast bar, and Viking and Sub-Zero stainless steel appliances. Large windows showcase cityscape views in the foreground with the Potomac River clearly visible beyond.

Condo owners at The Waterview enjoy plenty of amenities. Full service options include maid cleaning and meal service from the hotel restaurant. There’s also a wonderful residents-only observation deck, a state-of-the-art fitness center, staffed front desk and concierge, a community room and secure parking. The historic yet ever-evolving Rosslyn neighborhood is known as the Gateway to Arlington—the first of five trendy urban villages along the Rosslyn-Ballston Corridor, each with its own Metrorail station.
