The Waterview in Arlington’s Rosslyn neighborhood comes by its name quite naturally as its waterfront location allows stellar views of the Potomac River. The condos themselves are part of a two-building mixed-use community designed by well-known architect Robert Gurney. One of the sleek and slender towers is devoted to office use, while the other is home to Le Meridien Hotel at the lower 12 levels with 134 condominium residences spread across levels 14 through 29. Layouts range from one to three bedrooms with the largest being the opulent penthouses at the very top. White glove amenities include room service from the hotel’s popular restaurant, Amuse.
The building’s elite reputation and location does come with a drawback for potential condo buyers, as new listings can be few and far between. To that end, there were no new listings in March. That said, there are still a couple of availabilities from previous months.
Offered at $725,000, Unit #1403 is a corner condo with two bedrooms and two full baths. This is a very modern residence with 1,077 square feet of open and airy living space, complemented by massive windows wrapping around the main living, dining, and cooking area. Hardwood floors are found in this part of the unit with cream carpets in the bedrooms. The completely open gourmet kitchen with its Wood Mode cabinetry and Viking, Sub-Zero, and Dacor stainless steel appliances fits along one end, maximizing the feeling of space. Also notable are the marble-tiled baths, glimpses of the river, an in-unit Miele washer/dryer, walk-in closets, and reserved parking.
The other active listing as of this report is Unit #1905 with a competitive asking price of $525,000. This one-bedroom, one-bath flat has a 660 square foot layout that feels larger due to its open nature. The main living and dining area boasts giant windows that allow natural sunlight to bathe the hardwood floors in a warm glow. The gourmet kitchen with its dark granite counters, Wood-Mode cabinetry, and Viking and Sub-Zero stainless steel appliances, hugs one corner of the Great Room concept. There is also an in-unit washer and dryer, secure garage parking, and a storage locker included.
There was no new sales activity at the Waterview in March. The most recent closing was in January of this year when Unit #1702 closed at $1,105,000. The 1,239 square foot floorplan features two bedrooms and 2.5 baths. But the real highlight is revealed through huge windows that display breathtaking views of the Potomac River and all the way across to Georgetown. Other notables include an open chef-inspired kitchen positioned against one long wall with dark granite counters and Viking and Miele stainless steel appliances, gleaming hardwood floors, Elfa-fitted closets, and roller shades for the windows.
Those fortunate enough to live at the Waterview are treated to an array of conveniences and amenities, such as the staffed front desk, concierge service, room service as well as discounted meals at the onsite restaurant, and reduced room rates for guests. There is also a well-equipped fitness center, a community room, options for maid service, and a residents-only rooftop observation deck with fire pits, grills, and stunning panoramic views. Rosslyn is the first community after crossing Key Bridge from Washington, DC. It is also the first of five Metro-connected urban villages that are collectively known as the Rosslyn-Ballston Corridor. These trendy communities with their popular shops and restaurants are Rosslyn, Courthouse, Clarendon, Virginia Square, and Ballston.
