The Waterview | Market Pulse | May 2020

The Waterview lives up to its name, perched near the Potomac River in the Rosslyn waterfront neighborhood. Designed by the prestigious Pei Cobb Freed firm, the luxury full service condominium complex also includes Le Meridien Hotel as well as a 23-story office building. The perennial popularity of the address often results in a shortage of new residential listings.

Given the scarcity of available condos at The Waterview in May, we’re giving a head’s up for a new June listing. Unit #1509 is priced at $759,000, with one bedroom, one bathroom and an 833 square foot layout. The tidy flat has wide-plank hardware floors throughout, with views of the Potomac River and the Key Bridge from the living area and from the bedroom. For that matter, you can also see the river from the open kitchen with its stainless steel appliances. Also included is a parking space in the secure garage.

Unit #2004 is also available in June. The cute one bedroom apartment with one bath and 570 square feet of living space is listed at a competitive $510,000. There is lots of natural light and gleaming hardwood floors in the living area. The space-saving gourmet kitchen with its granite counters and stainless steel appliances in set into a single wall. The bedroom is carpeted and there’s a stacked Bosch washer/dryer tucked into a closet.

Unit #1708 is listed at $890,000 with two bedrooms, two baths and 1175 square feet of living space. Dark hardwood floors run throughout the sunny apartment with its giant wall of windows. The gourmet kitchen with its granite counters stainless steel appliances hugs one wall. Noteworthy are luxurious bathrooms, walk-in closets with organizers and a washer/dryer stack. One parking space is included.

Unit #2207 has temporarily been taken off the market. The handsome apartment with two bedrooms, 2.5 baths and 1,232 square feet of living space had been listed at $1,164,000. The unit has blonde hardwoods throughout and a master bedroom with customized closet and en-suite marble bath. An open gourmet kitchen is finished with red wood cabinets, along with Viking, Sub-Zero and Miele stainless steel appliances.

Unit#2201/2202 has also been temporarily taken off the market. This unique residence combines two apartments, with two master bedrooms, two gourmet kitchens, two dining rooms, four baths and a double-length open living area. Priced at $2,499,000, the double-unit has 2,200 square feet of living space and views of the river from every room.

Unit #1805 has expired after being on the market for just two months. During that time, the one bedroom, one bath flat was reduced from $560,000 down to $549,000. We will track this one to see if it becomes active again, or if perhaps, it goes under contract. There are numerous upgrades throughout the 660 square foot apartment.

There was no sales activity in May at the Waterview. The most recent sale was in March, when Unit #1910 closed above asking price at $755,000. The one bedroom, one bath flat has a bonus den, 833 square feet of living space, wide-plank hardwood floors and a wall of floor-to-ceiling pictures offering splendid views of the Potomac.

Luxury amenities abound at the Waterview. The residents-only observation deck offers some of the best views in the region. Residents also enjoy options for maid and room service. Additionally, there’s a front desk and concierge, fitness center, community room and secure parking. Rosslyn is a historic waterfront community that was once a wild and wooly place with gambling halls and brothels. These days, it is a constantly evolving modern neighborhood known as the “Gateway to Arlington.” The Rosslyn Metro station is close by, as is the trendy Rosslyn-Ballston Corridor with its many shops and restaurants.
