The Waterview is the condominium component of a mixed-use complex overlooking the Potomac River in Arlington’s Rosslyn neighborhood. Residences are found on the upper floors of a tower with Le Meridien Hotel occupying the lower levels. There is also an adjoining 23-story office building. In addition to the superb surroundings, residents enjoy a host of hotel amenities, including room service from the hotel’s popular restaurant, Amuse.

New to the market in May is Unit #1705. The one-bedroom, one-bath condo is priced at $515,000 with 660 square feet of living space. Wide plank hardwood floors run throughout the living areas, with carpet in the bedroom. Large sets of windows allow plenty of natural light inside, both in the main living/dining area and the bedroom. The open kitchen tucks nicely into one corner, with granite counters, espresso toned cabinetry, and upscale stainless steel appliances.

Unit #1804 also listed in May, with an asking price of $535,000. The many features include lovely millwork and ceiling details, and white oak rift and quartered custom colored floors throughout. Views of the Potomac River and Georgetown are found in every room.

Unit #1602 has a fresh price reduction in May, following a previous drop in April. Originally listed at $1,175,000, the two-bedroom, 2.5-bath residence is now offered at $1,075,000. The airy flat with 1,239 square feet of living space features pale blonde hardwood floors, and huge window walls that offer pristine views of the Potomac River. A completely open gourmet kitchen fits right into one corner, with Viking, Sub-Zero and Miele appliances. Two secure garage parking spaces are included.

Unit #1909 listed in May for $549,000 and quickly went under contract. The one-bedroom, one-bath apartment with 687 square feet of space is due to close in June. Blonde hardwood floors and a complete open gourmet kitchen with granite counters and stainless steel appliances are part of the appeal. But it’s the unobstructed views of the Potomac from an entire wall of windows, that really seals the deal.

There was one closing in May. Unit #2703 sold for $1,325,000 after listing for $1,375,000. The two-bedroom, 2.5-bath apartment has 1,475 square feet of living space with new hardwood floors, new HVAC, and new built-in closet systems in both walk-in closets. The second bedroom has a custom office shelving system that incorporates a Murphy bed. There is also new lighting throughout, plus river views from each room.

Condo owners at The Waterview enjoy plenty of amenities. Full service options include maid cleaning and meal service from the hotel restaurant. There’s also a wonderful residents-only observation deck, a state-of-the-art fitness center, staffed front desk and concierge, a community room and secure parking.
