Located in Arlington’s Rosslyn neighborhood and overlooking the Potomac River, the Waterview is the condominium component of an upscale mixed-use complex. The Meridien Hotel occupies the lower half of a 31-story tower, with 134 condo residences spread out over the upper levels. Despite the number of apartments, active listings can be in short supply and high demand. The building is very close to the water and Key Bridge which leads across the river to Washington, DC. The Rosslyn Metro station is just a couple blocks away.

There were no new listings at the Waterview in May. There are, however, some spectacular availabilities from prior months, including Unit #2901 with an asking price of $6,950,000. This custom built penthouse features three bedrooms, three full baths, two half baths, and 4,715 square feet of luxurious living space. Three egresses with floor-to-ceiling windows allow panoramic views of the river, Key Bridge, Roosevelt Island, and all the way across to Georgetown. Lovely millwork, built-ins, intricate ceiling details, and hand-stained floors add to the appeal. Also noteworthy is the gourmet kitchen with Clive Christian walnut cabinetry, double-thickness marble counters, and top of the line appliances.

Another available showstopper is Unit #2401. This Life At The Top exclusive listing was designed by Joseph Ireland and is offered at $2,495,000. The 2,165 square foot apartment in the sky offers three bedrooms, 3.5 baths, and absolutely exquisite views of the Potomac River, Key Bridge, and Washington DC from virtually every room in the residence. Richly burnished hardwood floors run throughout the residence. Custom wall treatments, an expansive and open main living area, and full height built-ins are among the many features. A memorable owners’ suite features a vestibule, a wall of windows with river views, a huge dressing room with custom organizers, and a stunning marble ensuite bath.

Also still active is Unit #1907. Listed at $900,000, the two-bedroom apartment has 2.5 baths and 1,232 square feet of living space. The main living area is open and airy, with hardwood floors and giant windows on two sides offering vistas of Arlington and its urban cityscape. The open gourmet kitchen fits unobtrusively into a corner of the living area, with handsome maple cabinetry, dark counters, and Viking, SubZero, and Bosch stainless steel appliances. Each bedrooms is ensuite, with a powder room and a hallway laundry closet adding extra convenience.

There were multiple closings in May, starting with Unit #2406. The two-bedroom, 2.5-bath condo was listed at $1,625,000, receiving an accepted offer in just nine days, and ultimately selling for its full asking price. With 1,523 square feet of elegant living space, the apartment has white porcelain tile floors and unobstructed views of the Potomac River from every window. The remodeled kitchen is open and contemporary, with solid wood custom cabinetry, Miele appliances, and white quartz counters including a sleek waterfall island.

Unit #2101 is another example of the appetite for condo residences at the Waterview. The one-bedroom flat with two full baths and an open den listed for $780,000 in April and went under contract in just four days. The final sales price was $800,000 ($20K over asking). With 947 square feet of living space, the unit offers wonderful views of the river, Key Bridge, Georgetown Waterfront Park, and Washington monuments. There are also new hardwood floors, and the den with its built-ins is perfect for working from home.

Also selling for above list price was Unit #1504. The 700 square foot flat with one bedroom and one bath, had been competitively priced at $500,000, and wound up closing at $510,000. Full height windows offer lovely city views, and the wide-plank wood floors are newly installed. The open Euro-style kitchen fits neatly along one wall, with Viking, Sub-Zero, Miele, and Bosch stainless steel appliances, as well as custom cabinetry and granite counters.

The Waterview is known for its incredible views, including from the residents-only rooftop observation deck. Condo owners also enjoy hotel amenities, including options for maid cleaning and catering. Room service from the hotel’s popular restaurant, Amuse, is another great perk. There is a staffed front desk with concierge service, a well-equipped fitness center, a community room, and garage parking. There are plenty of nearby restaurants, and you can also walk across Key Bridge for lunch in Georgetown.
