Designed by acclaimed modernist Robert Gurney, the Waterview is a sleek, obelisk-like tower with the Meridien Hotel at the first 12 levels, and condo residences on floors 14 through 29. Located near Key Bridge in Arlington’s Rosslyn neighborhood, the building is known for its exceptional views of the city as well as the Potomac River. Luxury amenities include a staffed lobby, a concierge, valet parking, and room service from the hotel restaurant. The Rosslyn Metro station is close by, and Key Bridge leads directly across the water to Georgetown.

New to the market in May is the competitively priced Unit #1905. Listed at $525,000, the one-bedroom, one-bath flat has an appealing layout with 660 square feet of living space. The south-facing condo has oversized windows, lovely hardwood floors, and a gourmet kitchen with stone counters and Viking and Sub-Zero stainless steel appliances. The bedroom has a spacious walk-in closet, and there is also a convenient in-unit washer and dryer.

Unit #2804 remains available with an asking price of $1,599,000. The two-bedroom residence with 2.5 baths has a modern ambience with grey-toned wide plank flooring, white and grey custom wall paint, and 1,232 square feet of living space. A completely open gourmet kitchen hugs the wall, with stone counters and upscale appliances. Tall windows provide striking views of the city as well as the river. Parking is not included.

Also still active is Unit #1708, offered at $1,050,000. The two-bedroom, two-bath condo features a winding layout that invites exploration. The main living area with its extended wall of windows merges with an adjacent gourmet kitchen that hugs one wall, while facing out to those same huge windows with river views. The space then flows uninterrupted around the corner to the dining room. Also worth noting is a washer and dryer, automated window shades, new HVAC, and two assigned parking spaces.

Unit #2103 listed in May and quickly went under contract. Listed at $895,000, the two-bedroom, two-bath apartment with 1,077 square feet of living space is now pending with a closing anticipated in early June. The corner condo is bright and sunny with huge wraparound window walls offering views of the city as well as the river. The primary bedroom is ensuite, with its own large dressing room area as well as a luxe bathroom. The second bedroom with its extra-wide pocket doors is off the main living area.

Unit #2005 came to market in April with an asking price of $550,000, with a price reduction the following month down to $515,000. That seems to have done the trick as the one-bedroom, one-bath flat is now under contract. The 660 square foot condo has blonde hardwood floors, and an attractive gourmet kitchen that tucks into a corner of the main living area, with red wood mode cabinetry, black granite counters, and Viking, Bosch, and Sub-Zero appliances.

Unit #2007 also went pending in May. The two-bedroom, 2.5-bath corner condo with 1,232 square feet of sunny living space had multiple price cuts before its ultimate offer, starting at $975,000 before winding down to $900,000. Features include maple hardwood floors, huge windows with cityscape views, and a Euro-style kitchen with maple counters, dark granite counters, and Viking, Bosch, and Sub-Zero appliances.

There was one closing in May. Unit #2101 listed in April and received an accepted offer just 11 days later. The one-bedroom, two-bath apartment with a bonus den would end up selling for its full asking price of $825,000. The condo with its hardwood floors and open layout is quite attractive, but perhaps the real reason for all the interest was the giant wall of windows with point-blank and unencumbered views of the Potomac River and Key Bridge, and all the way across to Georgetown.

Residents of the Waterview enjoy a luxurious lifestyle experience with numerous amenities, including options for maid service, discounted hotel rooms for guests, and discounts at the hotel bar and restaurant. There is also a fitness center, a community room, and a residents only rooftop observation deck with grills and fire pits.
