The Waterview | Market Pulse | May 2025

The Waterview comes by its name naturally enough, perched near the Potomac River in Arlington’s Rosslyn neighborhood. Designed by Robert Gurney, the sleek and slender tower offers some of the most fabulous views in the region. The property combines Le Meridien Hotel at the lower 12 levels with 134 condominium residences above that. Layouts range from one to three bedrooms with the largest being the commanding penthouses at the very top. White glove amenities include room service from the hotel’s popular restaurant, Amuse.

New listings at the Waterview can be rare creatures, but one did pop up in May. Unit #2108 is a corner two-bedroom, two-bath condo with an asking price of $1,095,000. The 1,175 square foot residence is introduced by a generous front foyer that flows into an open-concept living and dining area, framed by floor-to-ceiling windows that offer views of the river and all the way across to Washington. The extended and angular layout included ultra-wide plank hardwood floors, and a gorgeous white-on-white modern gourmet kitchen with panelized appliances and quartzite countertops. Both bathrooms are finished with huge walk-in showers and Neolith slab walls, and the unit also comes with two assigned garage parking spaces and a private storage unit.

Unit #1403 remains available and also dropped in price in May, from $725,000 down to $705,000. This very modern condo apartment has a 1,077 square foot layout with two bedrooms and two full baths. Massive window walls wrap around the open living and dining areas, inviting in abundant natural light as well as providing peeks of the river. Hardwood floors are in the main areas with cream carpet in the bedrooms. An open gourmet kitchen with its Wood Mode cabinetry and Viking, Sub-Zero, and Dacor stainless steel appliances fits along one end, maximizing the feeling of space. Also notable are the marble-tiled baths, an in-unit Miele washer/dryer, walk-in closets, and reserved parking.

There is one fewer active listing in May as Unit #1905 has now expired. The one-bedroom, on-bath flat with 660 square feet of living space had been competitively priced at $525,000. The airy apartment makes the most of its floor space with an open layout and tall windows. The attractive gourmet kitchen with Wood-Mode cabinetry, dark granite counters, and Viking and Sub-Zero stainless steel appliances fits into a corner, thus complementing the open ambience. There is also an in-unit washer and dryer along with garage parking and storage. We’ll keep tabs to see of this one returns to market.

There was no new sales activity in May, with the most recent closing occurring in January when Unit #1702 sold for $1,105,000. The two-bedroom residence with 2.5 baths and a 1,239 square foot floorplan offers the most stunning views of the Potomac River from its huge full-height windows. Adding to the appeal is a European-style chef’s kitchen that runs along one wall, along with lovely hardwood floors, two secure parking spaces, and a 45-foot climate controlled storage locker.

Those fortunate enough to reside at Waterview enjoy white gloves hotel amenities, including a front desk with concierge service, valets, room service, reduced room rates for guests, discounted meals at the onsite restaurant, and optional maid service. There is also a fitness center, a community room, and a residents-only rooftop observation deck with fire pits, grills, and stunning panoramic views. The building is close to Key Bridge, the Rosslyn Metro Station, and numerous local shops and restaurants. Georgetown is just across the bridge!
