The Waterview is the luxury condominium component of a Pei Cobb Freed designed Arlington complex that also includes Le Meridien Hotel as well as a 23-story office tower. Located in the Rosslyn waterfront neighborhood, the condo portion is notable for its modern appearance, a close proximity to the Potomac River and full service amenities. However, the Waterview’s popularity can also result in a scarcity of listings. Such is the case in November, with no publically available condos for sale.

The only sales activity at the Waterview in November was a single closing. Unit #2803 had been priced at $1,159,000 when it went under contract in September. The final sales price for the 2-bedroom, 2.5-bath apartment was $1,135,000. The 1,475 square foot residence features huge floor-to-ceiling window walls providing picture perfect views of the Potomac River and Washington, DC monuments. Dark hardwood floors, matching kitchen cabinets, marble counters and stainless steel appliances help provide a modern ambience.

The highest-priced closing of the year was back in June, when Unit #2703 listed for $1.2 million and went under contract at full price in just one day. The 2-bedroom, 2.5-bath residence features 1,475 square feet of living space, blonde hardwood floors, exquisite bathrooms and a huge master bedroom suite. With southern exposure views of the Potomac River and DC monuments from each rom, this city home is indeed impressive.

The most competitively priced sale of the year was Unit #2004, a 1-bedroom, 1-bath apartment that listed for $490,000 and closed at $472,000. The cute 570 square foot flat features an open design and floor-to-ceiling windows that bathe the wide-plank blonde hardwood floors in a sunny glow. The modern kitchen with its upscale stainless steel appliances is set into a single wall without a breakfast bar or island, thus maximizing floor space.

Those fortunate enough to live at the Waterview enjoy a spectacular rooftop deck with outdoor kitchens and amazing views of Arlington, the Potomac River and DC landmarks on the other side of the river. Among other amenities are a staffed front desk, concierge, a fitness center, community room and secure parking. Those who prefer public transit to driving can stroll to the nearby Rosslyn Metro Station. Rosslyn is popularly known as the Gateway to Arlington, and is next-door to the Courthouse and Clarendon communities. Restaurants, shopping and entertainment abound along the Rosslyn-Ballston Corridor.
