The Waterview | Market Pulse | November 2023

Perfectly located near the Potomac River, the Waterview certainly lives up to its name. The sleek obelisk-like tower in Arlington’s Rosslyn waterfront neighborhood offers stunning vistas of the river and all the way across to Georgetown. The building with its full service amenities includes the Meridien Hotel at the lower levels, with luxury condos on floors 14-29. There were no new listings at the Waterview in November but there are still some attractive apartments available from prior months.

Topping the price list is Unit #2901, at $6,250,000. The 4,600 square foot penthouse has three bedrooms, three full baths, and two half-baths. Designed by Rina Yan, the expansive residence was formerly two condos that were merged into one, resulting in a sprawling oasis with views of the Potomac River, Key Bridge, and Roosevelt Island from three sides. Other features include ornate silver leaf ceilings, built-ins, a library, and a gourmet kitchen with Wolf and SubZero appliances.

Also still available is Unit #2401. This showcase upper level apartment was designed by Joseph Ireland and is a Life at the Top exclusive listing. Offered at $2,495,000, the 2,165 square foot residence features the most sublime water views from virtually every room. There are three bedrooms and three baths, including a stunning owners’ suite with its own vestibule, a huge wall of windows, a giant dressing room with custom organizers, and the most incredible ensuite marble bath. The open gourmet kitchen fits along one wall and looks out into the main living and dining areas with their floor-to-ceiling window walls and spectacular views.

Unit #1403 listed at the end of October and is still up for grabs. Priced at $870,000, the contemporary two-bedroom corner apartment with glimpses of the river and the iconic Washington Monument has two full baths and 1 1,077 square foot layout. The gourmet kitchen fits nicely along one wall and is open to the rest of the living area. One garage parking space is included, along with an in-unit washer and dryer.

Unit #1503 also came to market in October and remains active. Listed at $729,900, the two-bedroom, two-bath apartment has a sunny 1,077 square foot layout with a view of the river and Washington Monument. Maple wide plank flooring adds to the ambience, as does the completely open Euro-style kitchen with its white wood mode cabinetry, recessed stainless steel appliances, and stone counters.

Unit #2806 has been withdrawn. The two-bedroom flat with 2.5 baths and 1,523 square feet of living space had been listed at $1,585,000. Remodeled by the Akseizer Design Group, the condo merges traditional elegance with new modernity. Unencumbered views of the river are another nice feature. We’ll keep tabs on this one to see if it comes back to market.

There was no new sales activity at the Waterview in November.

Residents at this upscale building enjoy unparalleled views from a 31st floor observation deck with grills and fire pits, reserved exclusively for their use. Other full service amenities include room service from the popular downstairs restaurant Amuse, as well as a staffed front desk, concierge service, a well-equipped fitness center, a community room, secure garage parking, and options for maid service. Getting into Washington, DC is a breeze via the next-door Key Bridge. Additionally, the Rosslyn Metro station is a couple blocks away.
