The Waterview | Market Pulse | November 2024

Perched near the Potomac River in Arlington’s Rosslyn neighborhood, the Waterview comes by its name quite naturally. But the sleek obelisk-like tower designed by Robert Gurney has more than just stellar views to its credit. The popular condominium is part of a 29-story mixed-use structure that features Le Meridien Hotel at the first 12 levels, with permanent residence above. There are 134 condo units in all, ranging from one to three bedrooms, and from around 570 to over 4,500 square feet in size. Also on the menu are top of the line amenities like room service from the hotel’s popular restaurant, Amuse.

There were no new listings at the Waterview in November but there are still some active properties from prior months. A case in point is Unit #2703 with an asking price of $1,450,000. This exceptionally sunny residence with full-height windows boasts vista-like views of both the Rosslyn skyline and the Potomac River. There are two bedrooms, 2.5 baths, and 1,475 square feet of living space. Also still active is Unit #1905, a one-bedroom, one-bath flat with a competitive asking price of $525,000. After listing in October for $1,149,000, Unit #1702 is now pending. The modern and airy two-bedroom condo features massive windows and breathtaking panoramic views of the Potomac River, Key Bridge, and all the way across to Georgetown. The 1,239 square foot layout also includes 2.5 baths, with both bedrooms having the added advantage of being ensuite. A large and open living and dining area is complemented by richly burnished hardwood floors and a Wood Mode gourmet kitchen with dark granite counters and Miele, Viking, and Sub-Zero appliances. Two garage parking spaces convey, with a 45-square foot storage locker.

There were no closings during the month of October. The most recent sale was during the summer, with Unit #1708 selling for $925,000. The two-bedroom, two-bath apartment features a unique corner layout with giant window walls wrapping around the perimeter. The open living area includes a modern Euro-style kitchen that faces out toward towering windows, allowing for magnificent river views while preparing meals. The elongated room then extends around the corner for even more living space with terrific views. Two assigned parking spaces were part of the package.

The luxury lifestyle experience at Waterview includes a staffed front desk, concierge service, room service and discounted meals from the onsite restaurant, discounted hotel rooms for guests, and options for maid cleaning. There is also a nicely equipped fitness center, a community room, and a residents-only rooftop observation deck with fire pits, grills, and spectacular views of the entire region. The Rosslyn Metro Station is a couple blocks away, as is the Key Bridge leading over the river to Georgetown.
