The Waterview is a sleek and contemporary condominium tower near the Potomac River in Arlington’s Rosslyn neighborhood. The residences are part of a Pei Cobb Freed designed complex that also includes a 23-story office tower and Le Meridien Hotel. What you won’t often find here, however, are a lot of available condos for sale. The building is just that popular!
There were no new listings at the Waterview in September. In fact, the only available condominium at this popular address went under contract September 19. Unit #2803 is a 2-bedroom, 2.5-bath apartment with 1,475 square feet of living space. Huge floor-to-ceiling window walls provide picture perfect views of the Potomac River and Washington, DC monuments. Dark hardwood floors, matching kitchen cabinets, marble counters and stainless steel appliances help provide a modern ambience. Extra kudos to the walk-in closets, luxurious bathrooms plus a laundry room.
There was one closing at the Waterview in September. Unit #2110 listed at $759,999 and settled for $700,000. The super cute 1-bedroom flat has a den, walk-in closet and washer and dryer. An open kitchen with red-tone cabinets, black granite counters and Viking and Sub-Zero stainless steel appliances offers a nice contrast to the blonde hardwood floors. Walls of windows provide spectacular views of the Potomac and Key Bridge.
Demand has obviously been high and the inventory low at the popular Rosslyn luxury tower. There have been seven closings this year with residences typically selling in less than 60 days. The most expensive recent sale this summer was Unit #2703. The 2-bedroom, 2.5-bath residence closed at $1.2 million, representing its full asking price. Pale hardwood floors, massive windows with river views plus a modern red-toned kitchen helped set the tone for this stylish apartment.
The most competitively priced closing was Unit #2004. The 1-bedroom, 1-bath flat has 570 square feet of living space and sold for $472,000 after listing for $490,000. Pale blonde hardwood floors throughout, floor-to-ceiling windows and an open kitchen with Viking and Sub-Zero stainless steel appliances set into a single wall, help maximize the apartment’s airy appearance.
The Waterview has a fitness center, 24/7 front desk and concierge, secure parking, a community room and a spectacular roof deck with outdoor kitchens and amazing views. Condo owners also have access to full service options such as maid and room service. The Rosslyn neighborhood continues its long evolution. Once a wild and wooly ferry location with saloons and gambling halls, the neighborhood is now the westernmost bookend of the Rosslyn-Ballston Corridor—a stretch of five trendy urban villages, each with its own Metrorail station.
