With a great location and full-service amenities, The Waterview is the condominium component of a mixed-use complex that includes an office tower plus Le Meridien Hotel. The hotel is in the bottom half of one of the buildings, with condos on floors 14 through 30. Planted by the Potomac River in Arlington’s Rosslyn waterfront community, The Waterview’s perennial popularity often results in a shortage of new and/or available listings.
September was a slow month with no new listings. That said, there was some fresh activity at the very beginning of October. We’ll delve into that with Unit #1903, a two-bedroom, two-bath apartment that became active on October 2. The 1,077 square foot flat is priced at $710,000. Blonde hardwood floors run throughout the unit except in the second bedroom which is carpeted. The living and dining area is also home to an open gourmet kitchen nestled into one wall. Black granite counters and a prep/dining island contrast nicely with the Viking, Sub-Zero and Miele stainless steel appliances. An in-unit laundry includes a Blomberg (German) washer/dryer stack. The apartment comes with one parking space.
Offering another look into October, Unit #2405 is expected to come to market soon, and may in fact be active by the time this report is published. The 1,175 square foot residence will likely be listed at $945,000. There two bedrooms and two baths, with giant floor-to-ceiling windows. An open floor plan, gourmet kitchen, in-unit washer/dryer, giant floor-to-ceiling windows and two parking spaces are part of the appeal. We’ll keep tabs on this one.
Unit #2904 is now pending. The stellar penthouse had been listed at $2,100,000. There are three bedrooms (one of which also makes a wonderful office) along with 3.5 baths and 2,260 square feet of living space. The lovely Brazilian cherry floors contrast magnificently with ebony wood tones in the dramatic open kitchen, as well as matching ebony accents in other parts of the residence. Giant windows allow spectacular views of the Potomac River and beyond, from nearly every room. Other features include custom wall treatments, a mother of pearl tray ceiling, and an expansive primary bedroom suite with a huge walk-in closet and a remarkable en-suite bath.
There was one closing in September. Unit #2504 sold for its full asking price of $999,900. The two-bedroom, 2.5-bath corner condo has 1,232 square feet of living space. Dark wide-plank engineered hardwood floors run throughout the corner apartment, with huge wraparound window walls providing views of the cityscape as well as the river. A remodeled Euro-style kitchen blends into one wall, with white quartz counters, a matching waterfall island, and brand new glossy white cabinetry. The bedrooms are bright and airy with their massive windows and en-suite baths. Included is a washer and dryer, two parking spaces and extra storage.
The Waterview is known for its full service amenities including a staffed front desk, concierge and maid service. You can also order meals from the hotel’s popular restaurant, Le Amuse. There’s an extraordinary rooftop observation deck with grills, dining tables, bar, heat lamps, an outdoor fireplace and a private residents-only lounge. There’s also a fitness center, community room and secure parking. The Rosslyn waterfront neighborhood is known as the Gateway to Arlington, and is the first of five Metro-connected urban villages along the trendy Rosslyn-Ballston Corridor. The Rosslyn Metro station with its Orange, Blue and Silver line service, is just a couple blocks away.
