The Waterview | Market Pulse | September 2024

With its modern obelisk-type design from celebrated architect Robert Gurney, the Waterview is one of the most sought-after addresses in Arlington’s Rosslyn waterfront neighborhood. The 29-story tower is unique in that it combines Le Meridien Hotel at the first 12 levels, with the condominium residences above that. Waterview comes by its name quite organically as it offers stunning vistas of the nearby Potomac River. Also on the menu are amenities like room service from the hotel’s popular restaurant, Amuse.

There were no new listings in September, but there is a C/S (Coming Soon) status alert. Unit #1702 is 1,239 square foot flat with two bedrooms and 2.5 baths that is likely to be priced at $1,149,000 once it officially hits the public marketplace. The corner residence with its gleaming hardwood floors and open gourmet kitchen features spectacular views of the Potomac River, Key Bridge, and Georgetown from all windows. Two parking spaces convey, along with 45 square foot storage locker.

Unit #2703 remains available with an asking price of $1,450,000. This upper level apartment hits all the right notes with two bedrooms, 2.5 baths, and 1,475 square feet of airy living space. The most striking feature may be the superb views of the Potomac River from the giant windows, but there are also lots of recent upgrades such as new hardwood flooring, HVAC, custom closets and organizers, and a custom Murphy bed in the second bedroom/office.

With its competitive asking price of $525,000, Unit #1905 is an intriguing 660 square foot condo with one bedroom and one bath. An open main living, dining, and cooking area is graced by lovely hardwood floors and oversized windows. The Wood Mode gourmet kitchen with its dark granite counters and upscale stainless steel appliances tucks neatly into one corner. The spacious bedroom has a big walk-in closet, and there is also an in-unit washer and dryer. One parking space is included.

Unit #2804 was reduced in price in September, coming on the heels of a prior cut in August. The two-bedroom condo with 2.5 baths and 1,232 square feet of living space is now listed at $1,395,000, a full $250K down from its original asking price of $1,645,000. The open layout includes a spacious main living, dining area including a terrific open kitchen with stone counters and upscale appliances. Tall windows provide striking views of the city as well as the river. Parking is not included.

There were no new pending statuses or closings during the month of September.

Condo owners at Waterview enjoy a staffed front desk, concierge, and discounts at the hotel bar and restaurant along with discounted rooms for guests. There’s also room service from the restaurant and options for maid cleaning, along with a well-equipped fitness center, a community room, and a residents-only rooftop observation deck with fire pits, gas grills, and spectacular views of the Potomac River and the entire region. Once a colonial era ferry landing, the Rosslyn waterfront neighborhood has steadily into something much more modern. It is also the first of five Metrorail-connected urban villages known as the Rosslyn-Ballston Corridor.
