Wooster and Mercer | Market Pulse | April 2023

One of Washington Metro’s most consistently popular condo communities, the Wooster and Mercer Lofts are located along trendy Clarendon Boulevard with its many shops and restaurants. The two-building complex in Arlington’s Rosslyn neighborhood also extends down the side streets of N. Pierce and N. Queen Streets. Developed by Abdo and designed by Cunningham Quill Architects, the buildings have a retro-industrial look from outside, with clever interior accents such as the 150 year old bricks that were repurposed from the former Little Sisters of the Poor convent in Washington, DC.

There were two new listings in April, which is both unusual and welcome news for a condominium community that rarely has availabilities. Unit #W309 in the Wooster building is priced at $1,325,000. The two-bedroom, 2.5-bath loft residence has a spacious 1,914 square foot layout with towering ceilings, two stories of immense windows, and floating iron stairs. There is a bedroom suite with full bath at each level, as well as a large and open loft area that’s perfect as a workspace, or entertainment room. The main downstairs living area includes an open gourmet kitchen with SubZero and Wolf stainless steel appliances. An in-unit laundry room offers extra convenience. Two parking spaces convey.

The other new listing at Wooster and Mercer is Unit #W206. Offered at $1,195,000, the two-bedroom, two bath condominium has recently been renovated and rejuvenated, with a focus on a remodeled kitchen and baths. With 1,642 square feet of living space and striking hardwood floors, the unit is open and sunny with huge windows, exposed overhead ductwork, and exposed antique brick accents. The Great Room concept brings living, dining, and cooking all together in one magnificent open area. The redone gourmet kitchen has a different flavor from standard Wooster and Mercer cook spaces, featuring white quartzite counters, sleek glass-front cabinetry, and SubZero and Wolfe appliances. The bathrooms have matching white quartzite counters as well. An un-unit laundry room with full-sized machines adds to the appeal.

After listing in March for $1,799,900, Unit #W307 is now pending with an accepted offer. The two-bedroom, true loft residence with three full baths and 2,968 square feet of airy living space is an absolute stunner. Soaring 18-foot ceilings allow for two stories of giant factory-style windows. Entrances are at each level, with Brazilian cherry floors, exposed brick accents, overhead ductwork, and a built-in fireplace among the many features. A spacious den that can be used as a third bedroom, The main living area includes an exquisite open gourmet kitchen, with floating iron stairs leading up to a huge loft area that’s perfect for entertaining, lounging, media, or working from home. Extra perks include an in-unit laundry with side-by-side front-loading washer and dryer, and two garage parking spaces.

There have not been any closings at Wooster and Mercer since December of 2022, when Unit #W312 sold for $1,240,000. The two-story, 2,038 square foot residence has a bedroom suite at each level, with a stunning upstairs loft that includes a lounge/office space with wet bar. A private balcony overlooks the courtyard and the swimming pool. The central living area features soaring ceilings, giant windows spanning two levels, and floating iron stairs. Also worth noting is the gourmet kitchen with black granite counters and island, modern hanging pendant lights, and Wolf and Sub-Zero appliances, plus beautiful hardwood floors, a side-by-side washer and dryer, and huge walk-in closets with custom organizers.

The Wooster and Mercer complex offers beautifully landscaped grounds, as well as numerous amenities including a lobby, attentive staff and concierge service, an outdoor swimming pool and lounge, grassy courtyards and a dog park, a fitness room, and a club room. Although located in the Rosslyn neighborhood, the condos are also close to the next-door Courthouse community, allowing convenient access to both the Rosslyn and Courthouse Metro stations. Nearby grocery options include Whole Foods and Trader Joe’s. This is a highly walkable area, with numerous shops and restaurants.
