With its industrial chic vibes and a terrific location, Wooster and Mercer Lofts is one of the most perennially popular condo communities in the Washington Metro region. Extending along Clarendon Boulevard and down the side streets of N. Queen and N. Pierce Street in Arlington’s Rosslyn neighborhood, the complex is made up of two large brick structures, one named the Wooster and the other the Mercer.
Designed by Cunningham | Quill Architects for Abdo Development, the project was completed in 2007. Inside, the finishes are top-notch, with massive window walls, soaring ceilings, and 140-year-old brick accents from the former Little Sisters of the Poor convent on Capitol Hill. But while there are 87 condo residences in the development, availabilities can be few and far between.
April ushered in a rare new listing at Wooster and Mercer, with Unit #W106 offered at $899,900. With just one owner, this super spacious one-bedroom, one-bath residence is now available for the first time since 2007. There is nearly 1,400 square feet of living space, with cherry hardwood floors, high ceilings, and oversized windows. Exposed ductwork, hanging lights, and exposed brick accents add to the appeal. The bedroom is quite roomy, and the bathroom has a twin-sink vanity, Waterworks fixtures, and a frameless shower. There was no new sales activity in April, with one private closing in March. Unit #W405 was an off-market listing that was entered into MLS for comparable purposes only. The closing price was $1,305,000. The large, upper floor residence has two levels including a true loft, with two bedrooms, two baths, and 1,768 square feet of living space. The corner unit has towering ceilings, arched top windows, and floating spiral stairs. There is also a 900 square foot private terrace, as well as a 75-foot wraparound balcony. Two assigned garage parking spaces were included in the transaction.
The only other transaction to date in 2024 is Unit #M204, selling in February for $1,263,000. The stunning two-bedroom loft residence with 2.5 baths listed in January, receiving an accepted offer in just 10 days. This is one of the largest condos at Wooster and Mercer, with 2,209 square feet of living space spread across two levels. The layout is open and dramatic with giant windows, Brazilian cherry hardwood floors, and floating black iron stairs leading up to the loft area with a huge room and wet bar. Perhaps the crowning glory is the 375 square foot private patio with tall brick walls, wooden fencing, and large flowering planters, perfect for grilling and get-togethers.
Those lucky enough to obtain a residence at Wooster and Mercer will find that the amenities are also top-notch. The front desk staff and concierge service routinely receive high marks, and there is also a swimming pool, lounge area, billiards room, and a large, well-equipped fitness center. The pet-friendly building also has a courtyard, picnic areas, and lovely landscaping including cherry trees. A small neighborhood park is next door. The location along the trendy Rosslyn-Ballston Corridor is also an advantage, with lots of nearby shops and restaurants. The Rosslyn Metro and the Courtyard Metro are each nearby. Grocery stores in the area include Whole Foods and Trader Joe’s.
