The award-winning Wooster and Mercer Lofts in Arlington’s Rosslyn neighborhood were designed by Cunningham | Quill Architects for Abdo Development. Completed in 2007, the highly popular residential community is comprised of two buildings, The Wooster with 52 units and The Mercer with 35 units. The brick and glass appearance evokes the feeling of retro warehouse structures while offering modern amenities, designer kitchens, and soaring ceilings. Intriguing interior touches include 140 year-old brick accents from the original Children’s Museum in Washington, DC.
The only downside to the development’s perennial popularity is the chronic lack of new listings. Owners at Wooster and Mercer don’t often part with their luxurious condos. On the rare occasion that a unit does come to market, it will usually sell quickly. There were no new listings in August.
The most recent activity is with Unit #M401, a stunning two-bedroom, two-bath residence that listed on August 4 and went under contract five days later. Priced at $1,295,000, the 1,829 square foot condo is currently in Active Under Contract status, meaning that it is pending with contingencies, and is scheduled to close in early October. The gourmet kitchen is set into a single wall with open space on all sides. Dark granite counters and upscale stainless steel appliances add to the allure. The primary bedroom suite is down the hall from the front foyer for extra privacy, while the second bedroom is just off the kitchen area.
Unit #W204 was a private sale that closed in June for its full asking price of $1,025,000. This unit with western facing exposures has one bedroom, a library/den that can be used as a second bedroom, and two full baths. Wide-plank flooring runs throughout, and both baths have been renovated. The gourmet kitchen with its granite counters and Wolf and Sub-Zero appliances tucks neatly into a corner, with hanging pendant lights over the extended dining island. The primary bedroom has two walk-in closets plus custom organizers, while the library has a large closet plus a separate built-in storage system.
The only other sale in 2022 was Unit #W103, an attractive two-bedroom, two-bath apartment that sold in March for the full asking price of $875,000. The 1,188 square foot condo features six-inch wide Brazilian cherry floors, 10-foot ceilings, giant windows, and exposed overhead ductwork. The open chef’s style kitchen includes Wolf, Sub-Zero, and GE Monogram stainless steel appliances, along with white granite counters. A built-in bar features accent lights and a GE Monogram wine cooler. The guest room/library offers a closet and built-ins including a full-sized Murphy bed.
The highest priced sale in all of 2021 was an exclusive Life At The Top listing. Unit #M406 closed at $1,635,000 this past December and was only on the market for 12 days before going under contract. The stunning two-bedroom, 2.5-bath loft penthouse has 2,370 square feet of living space with beautiful hardwood floors and a massive two-story wall of windows. Dramatic floating stairs lead to a spectacular loft overlooking the living area below, with bonus features including a wet bar and wine fridge, as well as a large and open den that’s great for working from home. Two garage parking spaces were included in the sale.
Unit #409 was another Life At The Top seven-figure sale in 2021. The two-level loft penthouse sold for $1 million after only three days! With 1,147 square feet of luxe living space, the residence features cherry floors, giant windows, a wonderful owner’s suite, a loft office/den, and 1.5 baths. The open Chef’s kitchen includes Wolf, Sub-Zero and GE Monogram SS appliances, granite counters and an extended island. The frosting on the cake is a private treetop terrace running the length of the unit. Many other extras include a whole-unit Bose speaker system, Philips Hue colored LED smart lighting, WiFi-connected electric window shades, Nest thermostat, and a GE washer/dryer.
The Wooster and Mercer Lofts are ideally located along trendy Clarendon Boulevard and extending down two side streets. The highly walkable neighborhood is known for its many shops and restaurants. Two Metro stations (Rosslyn and Courthouse) are nearby. Residents enjoy numerous on-site amenities including front desk and concierge, a swimming pool, a club room with billiards, a fitness center, and a dog park.
