Ideally located along Arlington’s trendy Rosslyn-Ballston Corridor, the Wooster and Mercer Lofts are one of the region’s most sought-after condo communities. There are two portions, The Wooster with 52 residences and The Mercer with 35. Designed by Cunningham | Quill Architects, the buildings evoke an industrial warehouse vibe, with massive factory-style windows that often soar up to two stories in height. Interior brick accents were repurposed after being removed from a former Washington convent known as the Little Sisters of the Poor. Available units don’t appear often at the popular Rosslyn address and usually sell quickly once they do become available.

Unit #W206 is the only available residence as of this report. It relisted in January for $1,170,000, after a November price reduction from the original asking amount of $1,195,000. The spacious condo has two bedrooms, two baths, and a 1,642 square foot layout. Large banks of windows are complemented by exposed ductwork, wide-plank flooring with a rustic tone, and exposed 140-year-old brick accents. The living, dining, and cooking areas are all open, including a stunning gourmet kitchen with granite counters and island, glass-front cabinetry, and Wolfe and Sub-Zero stainless steel appliances. Both bedrooms are quite large, with an owners’ suite that includes a walk-in closet/dressing room, and an attached bath with a twin sink vanity and a large frameless shower.

There was one closing in December. Unit #W312 received an accepted offer in November and closed 30 days later for $1,240,000. The two-story 2,038 square foot loft residence has a bedroom suite at each level, as well as an upstairs lofts lounge/office space with a wet bar. I private balcony overlooks the courtyard and the swimming pool. The central living area boasts soaring ceilings, two stories of giant massive windows, and floating iron stairs. Also worth noting is the gourmet kitchen with black granite counters and island, modern hanging pendant lights, and Wolf and Sub-Zero appliances, plus beautiful hardwood floors, a side-by-side washer and dryer, huge walk-in closets with custom organizers, and two parking spaces.

The priciest sale at Wooster and Mercer in 2022 was Unit #M401. The corner residence with two bedrooms and two baths, cold for $1,253,000. The one level condo with its organic 1,829 square foot layout features towering windows that surround the open Great Room concept on two sides, allowing abundant natural light to bathe the hardwood floors in a sunny glow. The open gourmet kitchen has black granite counters, stylish wood cabinets, and upscale stainless steel appliances. A large owners’ bedroom suite is down the hall from the front foyer for extra privacy, while the second bedroom is just off the kitchen area. The layout of the entire home has a wonderfully organic and welcoming feel.

Those fortunate enough to live at Wooster and Mercer enjoy a terrific location in Rosslyn that is near to the next-door Courthouse neighborhood. This means a close proximity to two Metro stations, as well as lots of nearby shops, restaurants, and grocery stores including Whole Foods and Trader Joe’s. The front desk staff and concierge service are routinely praised by residents. Other amenities include a lovely swimming pool, lounge, courtyards, club room, and a dog park. Additionally, the small Hillside Park is right across the street from the complex.
