Wooster and Mercer | Market Pulse |December 2025

One of the most sought after condominium communities in Arlington’s Rosslyn neighborhood, The Wooster and Mercer Lofts was developed by Abdo and designed by Cunningham | Quill Architects. Completed in 2007, the two-building community with 87 units in total offers an industrial chic vibe and was inspired by the old loft buildings along Wooster and Mercer Streets in New York City’s Soho warehouse district. Great care was taken to deliver a combination of vintage and modern sensibilities, including importing 140 year-old-bricks from the site of the former Children’s Museum in Washington and using them for interior accents. New listings don’t spring up often at this address but there has been some recent activity.

The perennial popularity of Wooster and Mercer is usually evident in the paucity of available units. There were no new listings in December but there is still one active property, Unit #W108. The showcase residence with two bedrooms and two baths came to market in November and is still up for grabs at $1,350,000. The condo with its soaring ceilings and inviting 1,710 square foot layout has side-by-side living and dining rooms areas, each framed by huge windows, antique brick accents, and tasteful wall colors. Add exposed ductwork and custom hanging ring chandelier lights for a truly striking ambience. The chef-inspired open kitchen is aptly described as a jewel box with upgraded stone counters and Wolf and Sub-Zero stainless steel appliances. The bathrooms are nicely appointed as well, and two garage parking spaces as well as extra storage are included.

Unit #W407 is currently pending with an anticipated closing date in early January. The 1,830 square foot penthouse was listed at $1,399,900 before receiving an accepted offer. This stunning property has been renovated throughout, and has one bedroom, two baths, and a den that can serve in a variety of ways including as an extra bedroom. Among the many features are 21-foot ceilings, exposed brick columns, massive factory-style windows, and floating iron stairs leading up to a glorious wraparound rooftop deck that is ideal for entertaining. The primary bedroom has a remodeled ensuite bath with a twin-sink vanity, and a dramatic mosaic tiled walk-in frameless shower. The open chef’s kitchen boasts an expansive center island, a professional 6-burner Wolf range, a Sub-Zero fridge plus an additional built-in Sub-Zero wine fridge. A remarkable three garage parking spaces are included.

There were no closings at Wooster and Mercer in November, but the above-mentioned Unit #W407 should soon bring an end to the lengthy sales drought. The most recent previous sale was Unit #W106 with its March closing of $820,000. The airy 1,400 square foot residence with its soaring ceilings, overhead ductwork, and long hanging factory style lamps has a giant main living area that could potentially support a room addition. Brazilian cherry hardwood floors run throughout the condo, and modern floor-to-ceiling windows can either summon in tons of natural light or afford privacy through darkening shades and retractable screens.

The only other sale in 2025 was Unit #M306. The luxurious condo with its 1,421 square foot floorplan sold in January for $1,035,000. The handsome residence has one bedroom, 1.5 baths, and a large den that can serve equally well as a guest bedroom or work-from-home space. Other notable features include interior sliding barn-style doors, giant windows, cherry hardwood floors, overhead ductwork, and an exposed brick wall along one side. The open kitchen was recently remodeled with white stone counters and a matching dining/prep counter with waterfall edges.

Nicely positioned along Clarendon Boulevard, the Wooster and Mercer Lofts community is part of the trendy Rosslyn-Ballston Corridor, a grouping of five urban villages that are connected by the Metrorail system. Residents of the pet-friendly condominium complex enjoy a number of amenities, including a friendly front desk with concierge service, a swimming pool, grassy grounds, a clubhouse, a state-of-the-art fitness center, and secure garage parking. Those who prefer not to drive will appreciate the proximity to Metro stations in both the Rosslyn and Courthouse neighborhoods. Nearby grocery options include Whole Foods, Trader Joe’s, Safeway, and a farmers market.
