Wooster and Mercer | Market Pulse |February 2025

Located along the trendy Rosslyn-Clarendon Corridor, Wooster and Mercer Lofts is a highly regarded condominium community that was developed by Abdo and designed by Cuningham Quill. There are 87 one and two-level units across two brick buildings in Arlington’s Rosslyn neighborhood: The Wooster at 1600 Clarendon Boulevard and The Mercer at 1615 Queen Street. These condos are extremely spacious with industrial chic finishes including soaring ceilings, exposed overhead ductwork, giant factory-style windows, and 150 year-old brick accents that were reclaimed from the former Little Sisters of the Poor convent in Washington, DC. The only drawback for potential new residents is the property’s enduring popularity, as condo owners don’t often want to part with their prized warehouse-style homes.

That pattern continued in February, with only one new listing which quickly became unavailable again. Unit #W106 was offered at $850,000 and is now in Active Under Contract status which means there is an accepted offer and the property is now pending with contingencies, although still technically able to be shown for backup bids. The supersized one-bedroom, one-bath condo has nearly 1,400 square feet of living space with towering ceilings, massive windows, and the community’s signature exposed brick accents. The main living, dining, and cooking area is encompassed in one open Great Room experience with exposed overhead ductwork and hanging factory-style lamps. Richly burnished hardwood floors run throughout the residence. The chef’s kitchen features Viking and Sub-Zero appliances, and there is also an in-unit laundry room. Two secure garage parking spaces are included.

The most recent sale at Wooster and Mercer was in January when Unit #M306 in the Mercer building closed at $1,035,000. This was another rapid agreement with the 1,421 square foot renovated condo receiving its accepted offer in two weeks’ time. The one-bedroom residence with one bedroom and 1.5 baths also has a large den/office with wide sliding barn-style doors that could alternately be used as a second sleeping space. Features include lovely cherry hardwood floors, giant windows, an exposed white brick wall in the main living area, exposed ductwork, and long hanging lamps. A beautifully remodeled kitchen boasts white stone counters and a matching dining/prep counter with waterfall edges. The bedroom suite with its walk-in closet is quite roomy, and there is also an in-unit laundry room. Garage parking is included.

For those fortunate enough to secure a residence at Wooster and Mercer, plenty of full-service amenities await. There is friendly lobby staff including concierge, as well as a state-of-the-art fitness center, an inviting swimming pool, and a club room with billiards. The pet-friendly condo community has grassy areas for dogs to enjoy, and there is also a small next-door neighborhood park. Condo owners have secure parking in an underground garage, but there are also nearby public transit options including the Rosslyn Metro Station and the Courthouse Metro Station. Shopping and dining options abound along Clarendon Boulevard, and Georgetown is right on the other side of the nearby Potomac River.
