Wooster and Mercer | Market Pulse | January 2020

Designed by Cunningham Quill Architects and delivered by Abdo in 2007, the Wooster and Mercer Lofts have maintained a sustained popularity. Located at 1600 Clarendon Boulevard in Rosslyn, the condominium community combines brick warehouse-style facades with thoroughly modern luxury interiors. Among the intriguing touches are massive factory-style windows and repurposed 140 year-old bricks from the old Children’s Museum in Washington, now used as interior trim. It should be noted, however, that the turnover here is quite low. In fact, there were no new listings in January.

There is only one available residence currently at Wooster and Mercer. Unit #M604 is priced at $929,000, with 1-bedroom, 1-bath and 1,194 square feet of living space. The owner has restored the residence to its pristine original condition, and there is the potential to add a second bedroom at the loft level. This attractive penthouse boasts soaring 22-foot ceilings, two stories of massive windows, gleaming hardwood floors and floating spiral stairs that ascend to a large private deck. Also worth noting is the gourmet kitchen with a Wolfe 6-burner range and built-in wine cooler, and a sliding door leading to the bedroom.

There was one closing in January. Unit #W208 was a private Life At The Top listing that was offered at $1 million, and closed January 17 for $1,007,500! This exquisite corner residence with 2-bedrooms, 2-baths and 1,703 square feet of living space is flooded with light from massive windows that wrap around the open floorplan. Among the many features is a beautiful chef’s kitchen set into a single wall with Viking and Sub-Zero appliances, black granite counters and hanging pendant lights over the breakfast bar. Exposed ductwork snakes overhead, while square pillars are wrapped with 140 year-old bricks. The large master bedroom suite has a honed marble bathroom with twin sink vanity. The second bedroom has direct access to the full hallway bath with marble vanity and tile floor. Parking is included.

There was also one closing in December. Unit #W103 listed at $850,000 and sold for $835,000. The 1 bedroom, 2-bath flat also has a den, with 1,188 square feet of living space and six-inch wide Brazilian Cherry floors throughout. Huge windows, brick accents and exposed overhead ductwork add to the ambience. The open gourmet kitchen has a Wolf range, Sub-Zero fridge, GE Monogram wine cooler and black granite counters. A large owner’s suite has a walk-in closet and spa-style bathroom. The den has a full-sized Murphy bed and built-ins, plus a full guest bath.

The Wooster and Mercer Lofts in Rosslyn are within easy walking of the next-door Courthouse neighborhood. The location is ideal, with a plethora of nearby shops, restaurants, bars and entertainment. Among the condominium complex’s amenities are a swimming pool, front desk and concierge, club room, fitness center, courtyard and dog park. The Rosslyn Metro station and Courthouse Metro station are both conveniently close by.
