Wooster and Mercer | Market Pulse | January 2022

With red brick factory-inspired facades and dramatic interiors, the Wooster and Mercer Lofts is one of Arlington’s perennially popular condominium communities. Developed by Abdo and designed by Cunningham Quill Architects, the complex is ideally located along Clarendon Boulevard and two side streets in the Rosslyn neighborhood. Industrial-chic accents within the spacious residences include exposed ductwork and repurposed 140 year-old brick accents from the old Children’s Museum in Washington.

The lasting appeal of Wooster and Mercer often results in a shortage of resales. This was certainly the case in January with just one new listing which quickly went under contract. There are no available listings at this time. Below is a recap of recent sales activity at the Rosslyn community,

Unit #M301 in the Mercer building listed on January 13, 2022 for $1,250,000. The two-bedroom, two-bath condo received an accepted offer just three days later. The corner residence with 1,829 square feet of living space had been briefly listed in November before being temporarily withdrawn. High ceilings, gorgeous hardwood floors, and Wooster & Mercer’s signature interior brick accents contribute to the warm and welcoming appearance. The chef-style kitchen has dark granite counters, maple cabinetry, a Wolf gas range and a Sub-Zero fridge. One garage parking space is included.

The most recent closing is Unit #W203 in the Wooster building. The one-bedroom, one-bath apartment sold for $645,000 after listing for $659,000. The 900 square foot unit has oversized windows with western exposures, and Brazilian cherry hardwood floors throughout. An open gourmet kitchen features granite counters, island and sideboard, plus Wolf and Sub-Zero stainless steel appliances. A large glass door and adjacent floor-to-ceiling windows adds to the bedroom’s airy ambience. Custom wall colors, hanging lamps and exposed ductwork are also part of the appeal.

The highest-priced recent transaction is Unit #M406, an exclusive Life at the Top listing that sold in December after a very brief period of time on market. The stunning two-bedroom, 2.5-bath loft penthouse with its gorgeous 2,370 square foot layout sold for $1,635,000. Bedrooms are positioned at each level, along with convenient hallway access at each level as well. Dramatic floating stairs lead to a spectacular loft overlooking the living area below, with bonus features including a wet bar and wine fridge, as well as a large and open den that’s great for working from home. Two garage parking spaces were included in the sale.

You’ll find the Wooster and Mercer community along Arlington’s trendy Rosslyn-Ballston Corridor. It’s a highly walkable neighborhood, with numerous shops, restaurants and entertainment nearby. Among the many popular eateries are Barley Mac, Tupelo Honey, Quinn’s and Mele Bistro. The small Hillside Park is right next-door. Amenities at Wooster and Mercer include a dedicated and friendly desk staff including concierge service, along with a swimming pool, club room, fitness center, courtyards and a dog park.
