With its industrial chic finishes and prime location in Arlington’s Rosslyn neighborhood, Wooster and Mercer Lofts is home to 87 condos across two brick warehouse-style buildings. It is also one of the region’s most in-demand residential communities, evidenced by the fact that new listings can be rare creatures. Developed by Abdo and designed by Cunningham Quill, the project was completed in 2007. Located along trendy Clarendon Boulevard, Wooster and Mercer features spacious one and two-level units with soaring ceilings, exposed overhead ductwork, giant factory-style windows, and 150 year-old brick accents that were reclaimed from the former Little Sisters of the Poor convent in Washington, DC.
As evidence of Wooster and Mercer’s enduring popularity, no new listings came to market in January. Indeed, residents don’t seem to want to leave once they snag one of these coveted condos. Additionally, there are no units currently available on the open market, although that is always subject to change.
There was one sale in January, with Unit #M306 in the Mercer building closing at $1,035,000. The 1,421 square foot renovated condo was only on the market for 16 days before receiving an accepted offer. The single-level residence has one bedroom, 1.5 baths, and a large den/office with wide sliding barn-style doors that could alternately be used as a second bedroom. Features include lovely cherry hardwood floors, giant windows, an exposed white brick wall in the main living area, exposed ductwork, and long hanging lamps. An incredible chef-inspired kitchen has been remodeled with white stone counters and a matching dining/prep counter with waterfall edges. The bedroom suite with its walk-in closet is quite roomy, and there is also an in-unit laundry room. Garage parking is included.
The month of December also produced one sale at Wooster and Mercer with Unit #W110 selling for $1,075,000. Located on the quiet side of the building, the handsome one-bedroom condo with 1.5 baths has a 1,270 square foot layout with corner exposures and massive windows. The large main living, dining, and cooling area boasts an exemplary open kitchen with dark granite counters, and Viking and Sub-Zero stainless steel appliances. The pale wide-plank oak floors are an interesting deviation from the building’s standard cherry material, but the most striking feature is an incredible 1,300 square foot private patio that wraps around the unit. There is tons of space for hosting outdoor dinner parties with multiple lounge areas, and there is even a hot tub. Assigned parking was also included.
November ushered in one sale with Unit #M301 closing at $1,333,500 after listing for $1,299,900. That is an impressive $33,600 for a two-bedroom, two-bath residence that was only on the market for eight days before receiving its over-asking offer. The 1,860 square foot corner condo has an expansive main living and dining area surrounded by towering window walls. The chef’s kitchen features granite counters, hanging pendant lights, and Wolf and Sub-Zero appliances. The primary bedroom suite has its own sitting area, a custom walk-in closet, a wall of windows, and a beautiful marble bathroom with a twin-sink vanity and a walk-in frameless shower. The residence also comes with two garage parking spaces and extra storage.
It is also worth noting that Unit #W106 has expired. We will keep watch to see if and when this one-bedroom apartment with nearly 1,400 square feet of space comes back to the market. The spacious nature of the unit, including its massive 32 by 22 square foot living room could allow for the possibility of a den or second bedroom addition. Soaring ceilings add to the spacious feeling, along with exposed overhead ductwork, giant factory style windows, dramatic hanging lamps, cherry hardwood floors and exposed brick accents. The bedroom is quite roomy, and the bathroom has a twin-sink vanity, Waterworks fixtures, and a frameless shower. The residence also comes with two oversized parking spaces and a humidity-controlled storage room.
Those who are fortunate enough to acquire a home at Wooster and Mercer will enjoy a nice selection of amenities, including a friendly staffed lobby with concierge service, an outdoor swimming pool with lounge area, a well-equipped fitness center, and a club room with billiards. The pet-friendly condo community has nice grassy areas for dogs to enjoy, and there is also a small next-door neighborhood park. Condo owners have secure parking in an underground garage, but there are also nearby public transit options including the Rosslyn Metro Station and the Courthouse Metro Station. The complex is located along the popular Rosslyn- Ballston Corridor, a stretch of five Metrorail-connected urban villages: Rosslyn, Courthouse, Clarendon, Virginia Square, and Ballston. This allows for a wealth of shopping, dining, and entertainment opportunities.
