Wooster and Mercer | Market Pulse | March 2020

Designed by Cunningham Quill Architects, the Wooster and Mercer Lofts is one of Washington Metro’s perennially popular condo development. Delivered in 2004, the community features two sets of residential buildings. One is the Wooster and the other is the Mercer. Stretching two blocks along Clarendon Boulevard, and down the side streets of N. Pierce and N. Queen, the brick structures with their retro warehouse appearance combine retro and modern chic. Interiors feature soaring ceilings, massive factory style windows and repurposed 140 year-old bricks from the old Children’s Museum in Washington, now used as trim. The downside for interested buyers is that the turnover is extremely low. In fact, no new residences have come to market so far in 2020.

There is only one active listing at this time, Unit #M604 in the Mercer complex. The price recently went up from $929,000 to $950,000 as a result of the owner adding a bedroom. In the process, a non-structural wall was removed. Now with two bedrooms and 1-bath, the penthouse loft has 1,194 square feet of living space with soaring 22-foot ceilings and two stories of massive windows. Gleaming hardwood floors run throughout, with floating spiral iron stairs leading to a large private deck. The open gourmet kitchen features a Wolfe 6-burner range, a stainless steel glass door fridge and built-in double wine coolers. Exposed ductwork snakes throughout the residence, with antique brick accents in multiple places. The bathroom has a twin sink granite vanity plus a large frameless shower.

There were no sales in February. The most recent was in January, when Unit #208 closed for $1,007,500 after listing for $1 million. This private Life At The Top listing is a beautiful corner residence with 2-bedrooms, 2-baths and 1,703 square feet of living space. Among the many features is a Chef’s kitchen set into a single wall, with Viking and Sub-Zero appliances, black granite counters and hanging pendant lights. Square pillars are wrapped with 140 year-old brick and the large master bedroom suite has a honed marble bathroom with twin sink vanity. The second bedroom has direct access to the full hallway bath with marble vanity and tile floor. Parking is included.

There was also one closing in December. Unit #W103 listed at $850,000 and sold for $835,000. The 1 bedroom, 2-bath flat also has a den, with 1,188 square feet of living space and six-inch wide Brazilian Cherry floors throughout. Huge windows, brick accents and exposed overhead ductwork add to the ambience. The open gourmet kitchen has a Wolf range, Sub-Zero fridge, GE Monogram wine cooler and black granite counters. A large owner’s suite has a walk-in closet and spa-style bathroom. The den has a full-sized Murphy bed and built-ins, plus a full guest bath.

The Wooster and Mercer Lofts are ideally located in Arlington’s Rosslyn neighborhood. The condominium community is also quite close to the Courthouse neighborhood. The result is a stunning number of shops, restaurants and entertainment within walking distance. Also nearby are two Metro stations. This area is known as the Rosslyn-Ballston Corridor—a series of five interconnected urban villages, each with a deep sense of history as well as its own dedicated Metrorail station. Residents at Wooster and Mercer enjoy plenty of condo amenities, including a swimming pool, front desks and concierge, club room, fitness center, courtyards and a dog park.
