Just how popular are the Wooster and Mercer Lofts in Arlington’s Rosslyn neighborhood? Answer: Very. While there are 83 units at the trendy condo community, months can pass with few-to-no active listings. The brick warehouse-style residences were developed by Abdo and designed by Cunningham Quill Architects. Delivered in 2007, the community quickly established itself as one of the most desirable addresses in the DC Metro area. The look tends toward retro industrial chic, with soaring ceilings and sublime interior touches such as 140 year-old brick accents from the original Children’s Museum in Washington, DC. There were no active listings in March, and just one closing. We’ll give some highlights below for recent sales activity.
Unit #W411 closed in March at $815,000 after initially listing for $839,000. The one-bedroom, one-bath penthouse has a very roomy and airy 1,060 square foot layout with soaring 20-foot ceilings and two-story windows that allow natural light to bathe the hardwood floors in a warm glow. Overhead ductwork and long hanging lights add to the ambience. The open kitchen has a Wolf range and a custom built-in Sub-Zero fridge. There were two sales in February, the first being Unit #M601 which closed at $1,530,000 after listing for $1,699,500. The stylish loft residence features two bedrooms, two baths and a spacious 1,855 square foot layout. A large open living area soars to incredible heights with giant factory style windows on two sides. A large chef’s kitchen features a center island, a six-burner Thermador range, a GE wine fridge, built-in Miele espresso maker and microwave. You’ll find the bedrooms upstairs. A large owner’s suite includes a sitting area and custom glossy white wardrobe running the length of one wall. Outside is a private rooftop terrace with cityscape views.
The other February sale is a great illustration of the demand for Wooster and Mercers residences. Unit #W101 listed on February 8 of this year for $1,250,000 and closed on the same day for $6K over asking ($1,256,000). That’s a determined buyer for the two-bedroom, two-bath corner residence! The 1,537 square foot layout includes a large open living area with an open gourmet kitchen with a Wolf range, Sub-Zero fridge and wine cooler and black granite counters. Giant windows, cherry-hued wide-plank hardwood floors, and a master suite balcony overlooking the pool are among the other features.
January produced one sale; Unit #M203 with one owner’s suite bedroom, two full baths and a bonus den that works equally well as a second bedroom or a work from home space. The apartment closed at the full price of $1,125,000 and was only on the market for 10 days. Located at the ground floor, the residence has a walk-out private patio surrounded by greenery and enhanced with a handsome stone wall. Cherry floors run throughout. A gourmet kitchen is completely open to the living area, with granite counters, a Wolfe gas range and a recessed Sub-Zero fridge. An owner’s suite features a large walk-in closet with organizers and a beautiful en-suite bath with twin sink vanity and frameless shower.
Unit #W107 was an exclusive Life at the Top listings that listed for $700,000 and closed for $690,000 in December. The roomy residence has an authentic loft vibe with one bedroom, one bath and a 1,123 square foot layout. Entering, you’ll be welcomed by a foyer and long hallway, leading into a huge main living space with oversized 12-pane windows. Exposed overhead ductwork and reclaimed brick accents add to the appeal. The open Chef-style kitchen features dark granite counters, and Viking and Sub-Zero appliances. Twin glass doors open to an attractive bedroom with a walk-in closet. The en-suite bath has a honed marble vanity and designer fixtures, as well as laundry.
There’s no shortage of amenities at Wooster and Mercer. Residents enjoy a swimming pool, a fitness center, fully staffed front desk and concierge service, a club room and a dog park. The handsome red brick buildings extend along fashionable Clarendon Boulevard and down two side streets, with expansive lush green lawns adding to the community feel.
