Wooster and Mercer | Market Pulse | March 2023

Combining modern luxury with retro industrial chic, the Wooster and Mercer Lofts have long been one of Arlington’s most popular condominium communities. Developed by Abdo and designed by Cunningham Quill Architects, the project was completed in 2007. Perfectly positioned along trendy Clarendon Boulevard in the Rosslyn neighborhood, the brick buildings feature massive factory-style windows and clever interior accents such as the 142-year-old bricks that were repurposed from a former Washington, DC convent known as the Little Sisters of the Poor.

There was one new listing in March, Unit #W307 in the Wooster building. This two-bedroom, true loft residence with three full baths and 2,968 square feet of airy living space is listed at $1,799,900. There are two stories of factory-style windows, 18-foot ceilings, and entrances at each of the two levels. Lovely Brazilian cherry floors, exposed brick accents, overhead ductwork, and a built-in fireplace are among the many features. There’s a spacious den that can be used as a third bedroom, a main level living area with an exquisite open gourmet kitchen, and floating iron stairs leading up to a huge loft area that’s perfect for entertaining, lounging, media, or working from home. Extra perks include an in-unit laundry with side-by-side front-loading washer and dryer, and two garage parking spaces.

Unit #W206 came to market in February with an asking price of $1,170,000 but was temporarily removed after less than a month. The two-bedroom, two-bath residence with 1,642 square feet of living space features an open living, dining, and cooking area framed by high ceilings, exposed overhead ductwork, exposed brick accents, and huge windows. The open gourmet kitchen has granite counters, custom wood and glass cabinetry, a Wolf gas range, and a large Sub-Zero fridge. A lovely primary bedroom suite features wood and glass doors, a wall of windows perfect for a love seat, a huge walk-in closet with custom organizers, and an attached bath with a dual sink vanity.

There have not been any closings at Wooster and Mercer since December of 2022, when Unit #W312 sold for $1,240,000. The two-story, 2,038 square foot residence has a bedroom suite at each level, with a stunning upstairs loft that includes a lounge/office space with wet bar. A private balcony overlooks the courtyard and the swimming pool. The central living area features soaring ceilings, giant windows spanning two levels, and floating iron stairs. Also worth noting is the gourmet kitchen with black granite counters and island, modern hanging pendant lights, and Wolf and Sub-Zero appliances, plus beautiful hardwood floors, a side-by-side washer and dryer, and huge walk-in closets with custom organizers.

The Wooster building is located at 1600 Clarendon Boulevard, with the Mercer building at 1615 N. Queen Street. The complex is surrounded by beautifully landscaped grounds, and has numerous amenities including a lobby, attentive staff and concierge service, an outdoor swimming pool and lounge, grassy courtyards and a dog park, a fitness room, and a club room. There are two Metro stations within walking distance, along with numerous nearby shops, restaurants, sports bars, and entertainment. Grocery stores in the area include Whole Foods and Trader Joe’s.
