Wooster and Mercer | Market Pulse |March 2025

Rarely will you find a condominium community that is more highly regarded or as in-demand as the Wooster and Mercer Lofts. Located in Arlington’s Rosslyn neighborhood, the two-building complex with its brick warehouse-style appearance was designed by Cunningham Quill and developed by Abdo. The structures are located along Clarendon Boulevard and extending down the side streets of Queen and Pierce. Inside, you’ll find stunning industrial chic finishes such as soaring ceilings, exposed overhead ductwork, giant factory-style windows, and 150 year-old brick accents that were reclaimed from the former Little Sisters of the Poor convent in Washington, DC.

Inspired by New York City’s SOHO district, and buildings along Wooster Street and Mercer Street in that neighborhood, the Rosslyn condo compound enjoys a level of popularity that can sometimes be revealed in a lack of new listing activity. There may be 87 residences spread between the two seven-story buildings, but owners seem to cherish their spacious dwellings. A case in point is the month of March with no new arrivals to the marketplace, and in fact, no listings that are currently available as of this report. There is however some sales activity to relate.

Unit #W106 listed in February for $850,000 and soon received an accepted offer. The supersized one-bedroom condo with one bath closed in March for $820,000. With nearly 1,400 square feet of living space, the residence features a Great Room concept with the main living, dining, and cooking areas accentuated by towering ceilings, exposed overhead ductwork, and long, hanging factory-style lights. Huge windows allow floods of natural light inside, flooding the cherry hardwood floors with a warm and inviting ambience. The community’s signature aged brick accents add further to the warehouse vibe. The chef’s kitchen features Viking and Sub-Zero appliances, and there is also an in-unit laundry room, as well as two secure parking spaces and extra storage.

Prior to March, the most recent sale was in January when Unit #M306 in the Mercer building closed at $1,035,000. The 1,421 square renovated went under agreement two weeks after listing. This is a spacious one-bedroom residence with 1.5 baths as well as a large den/office with sliding barn-style doors that could alternately be used as a second bedroom. Features include lovely cherry hardwood floors, giant windows, an exposed white brick wall in the main living area, exposed ductwork, and long hanging lamps. A beautiful new kitchen boasts white stone counters and a matching dining/prep counter with waterfall edges. The bedroom suite with its walk-in closet is quite roomy, and there is also an in-unit laundry room. Garage parking is included.

For those fortunate enough to secure a residence at Wooster and Mercer, plenty of full-service amenities await. There is friendly lobby staff including concierge, as well as a state-of-the-art fitness center, an inviting swimming pool, and a club room with billiards. The pet-friendly condo community has grassy areas for dogs to enjoy, and there is also a small next-door neighborhood park. Condo owners have secure parking in an underground garage, but there are also nearby public transit options including the Rosslyn Metro Station and the Courthouse Metro Station. Shopping and dining options abound along Clarendon Boulevard, and Georgetown is right on the other side of the nearby Potomac River.
