Wooster and Mercer | Market Pulse | May 2022

The Wooster and Mercer Lofts are nothing if not popular. Located along Clarendon Boulevard and down two side streets in Rosslyn, the condo community was developed by Abdo and designed by Cunningham Quill Architects. The brick buildings evoke a chic warehouse vibe, with massive factory-style windows, exposed ductwork and repurposed 140 year-old brick accents from the old Children’s Museum in Washington. The location is highly walkable, and the on-site amenities are plentiful. It’s no wonder then, that residents don’t often leave.

There was no new sales activity in May at Wooster and Mercer. In fact, there have been just two new listings in 2022, each of which were snapped up quickly. What follows below is a recap of this year’s sales, along with a few other past highlights.

The most recent closing was Unit #W103. The two-bedroom, two-bath residence listed on March 16 and received a full-priced offer the same day. The attractive flat closed two weeks later at $875,000. Brazilian cherry floors, 10-foot ceilings, giant windows, and exposed overhead ductwork are all part of the appeal. The open chef’s style kitchen includes Wolf, Sub-Zero, and GE Monogram stainless steel appliances, along with white granite counters. A built-in bar features accent lights and a GE Monogram wine cooler.

The other sale in 2022 was Unit #M301; a two-bedroom, two-bath corner residence that was offered at $1,250,000 and closed $10K higher at $1,235,000. With 1,829 square feet of living space, the condo has high ceilings and gorgeous hardwood floors. Wooster & Mercer’s signature interior brick accents contribute to the warm and welcoming appearance. The chef-style kitchen has dark granite counters, maple cabinetry, a Wolf gas range, and a Sub-Zero fridge. One garage parking space is included.

The highest-priced sale in 2021 occurred in December, with an exclusive Life at the Top listing. Unit #M406 is a stunning two-bedroom, 2.5-bath loft penthouse with 2,370 square feet of living space that sold for $1,635,000. Dramatic floating stairs lead to a spectacular loft overlooking the living area below, with bonus features including a wet bar and wine fridge, as well as a large and open den that’s great for working from home. Two garage parking spaces were included in the sale.

Also closing in December of 2021 was Unit #W203, a one-bedroom, one-bath apartment with 900 square feet of space. The sales price was $645,000. Features include oversized windows, Brazilian cherry floors, and an open gourmet kitchen with granite counters and Wolf and Sub-Zero stainless steel appliances. A large glass door and adjacent floor-to-ceiling windows adds to the bedroom’s airy ambience. Custom wall colors, hanging lamps and exposed ductwork are also part of the appeal.

Those fortunate enough to live at Wooster and Mercer enjoy a friendly and dedicated front desk staff and concierge, a lovely swimming pool, a club room, a state of the art fitness center, and a dog park. The condominium community is located in Rosslyn but is also close to the next-door Courthouse neighborhood. You can stroll to tons of shops, bars, restaurants, and entertainment, as well as the Metro. Nearby groceries options include Whole Foods, Trader Joe’s, Safeway, and a local farmers’ market.
