There were no new listings in November, but there is a new availability in December which we will preview. Unit #M306 in the Mercer building is priced at $1,038,000, with one bedroom and 1.5 baths. The super spacious 1,421 square foot floorplan includes a large office/den accessible via extra-wide sliding wood and glass doors. Other features in this nicely remodeled residence include beautiful cherry floors, a white brick wall in the main living area, exposed overhead ductwork, and giant windows.The stunning open kitchen has been revamped with white stone counters, including a dining/prep island with waterfall edges. Unit #M301 sold in November for $1,333,500 after listing for $1,299,900. That’s a very impressive uptick of $33,600 above the asking price. The 1,860 square foot corner residence has two bedrooms, two baths, and a massive open living, dining, and cooking area surrounded by enormous window walls. The chef’s kitchen features granite counters, handing pendant lights, and Wolf and Sub-Zero appliances. The primary bedroom suite has its own sitting area, a custom walk-in closet, a wall of windows, and a beautiful marble bathroom with a twin-sink vanity and a walk-in frameless shower. The second bedroom is also quite large, with an ensuite bath. A side-by-side front-loading washer and dryer fits neatly into a closet. Unit #W110 in the Wooster building listed in October for $1,085,000 and went under contract later that month. It has since closed for $1,075,000. The 1,270 square foot condo with one bedroom and 1.5 baths is located on the quiet back side of the building, and also features one of the largest outdoor patios in the community. The 1,300 square foot wraparound terrace is large enough to host outdoor dinner parties with multiple sit down and lounge areas. There is even a hot tub that conveyed with the sale. The listing for Unit #W106 has now expired. The one-bedroom, one-bath residence with a spacious 1,400 square foot layout had been priced at $849,900. The expansive main living area measures 32 by 22 square feet and could possibly accommodate a remodel for a den/office or second bedroom. Ten foot tall ceilings accentuate the roomy feel of this unit. Also of note is the open chef-style kitchen that is set against one wall, the exposed overhead ductwork, long hanging lamps, cherry hardwood floors, and exposed brick accents. We will keep tabs on this one to see if it becomes active again.
Those fortunate enough to land a condo at Wooster and Mercer also get to enjoy a wide array of full service amenities. There is a friendly staffed front desk, a central courtyard, a lovely outdoor swimming pool and lounge area, a fitness center, and a club room with billiards. The pet-friendly community has plenty of grassy areas to walk dogs, and there is also a small local park next-door to the complex. The condos are located along the trendy Rosslyn-Ballston Corridor, with lots of nearby shops, restaurants, and entertainment. There is a Whole Foods and a Trader Joe’s in the area, and two nearby Metro stations.
