Wooster and Mercer | Market Pulse | October 2021

Located in Arlington’s Rosslyn neighborhood, Wooster and Mercer Lofts is one of the region’s most popular condominium communities. Developed by Abdo and designed by Cunningham Quill Architects, the handsome brick buildings evoke a retro chic vibe with massive factory-style windows and repurposed 140 year-old bricks from the old Children’s Museum in DC, now used as interior accents. The complex stretched for two blocks along trendy Clarendon Boulevard, and down the side streets of N. Pierce and N. Queen.

Relisted in October is Unit #W203 in the Mercer section. Competitively priced at $659,000 (a substantial reduction from the original $735,000), the one-bedroom, one-bath apartment has a spacious and open 900 square foot layout. Oversized windows and Western exposures allow plenty of natural light inside. Brazilian cherry hardwood floors run throughout the entire unit, with exposed ductwork over head adding to the character. The open living and dining area includes a gourmet kitchen with granite counters, island and sideboard, plus Wolf and Sub-Zero stainless steel appliances. A large glass door and adjacent floor-to-ceiling windows adds to the bedroom’s open feeling.

Unit #M301 is listed as “coming soon” in November. The two-bedroom, two-bath corner residence with its high ceilings, will likely be priced at $1,250,000. With a very roomy 1,829 square foot floorplan, this appealing apartment has giant wraparound windows, overhead ductwork, lovely hardwood floors and lots of exposed brick accents. The chef-style kitchen has dark granite counters, maple cabinetry, a Wolf gas range and a Sub-Zero fridge. Each of the two full baths has honed marble twin-sink vanities, and the owner’s suite features a large frameless shower. The owner’s suite also has a custom closet organizer system. A side-by-side front-loading washer and dryer is nicely tucked away in a hallway closet. One garage parking space is includes.

Still active is a very unique residence. Unit #M303 is priced at $1,190,000, with a dramatic custom makeover from interior designer Barry Dixon. A chef-inspired kitchen includes a Sub-Zero wine refrigerator that will accommodate approximately 150 bottles. The owner’s suite has full floor-to-ceiling windows, built-ins, a walk-in closet and a beautiful bathroom with a twin-sink vanity, a wall-mounted television and a frameless Waterworks shower.

Unit #W205 in the Wooster section came to market in September and is now in Active under Contract status, meaning that it is pending with contingencies. Listed at $1,249,900, the apartment has two bedrooms positioned at opposite corners for maximum privacy. The primary suite has a huge walk-in closet and a stunning en-suite bath. Cherry hardwood floors run throughout the living areas and bedrooms. The open concept kitchen has black granite counters and an island, Wolf appliances and a gigantic pantry. There’s also a walk-in laundry with side-by-side front-loading washer and dryer. Two tandem parking spaces are included.

There were no closings in October. The most recent sale was Unit #W409 in September. The exclusive Life At The Top loft penthouse listed for $995,000 and received an accepted offer just three days later, ultimately closing over the asking price at $1 million. Loaded with smart-home features and an expansive roof deck, the residence boasts gleaming cherry floors and a large owner’s suite with a walk-in California closet and 1.5 baths. An office/den with a wall of windows was added at the loft level, making the perfect office or a second bedroom. The topping on the cake is the private treetop terrace running the entire length of the unit. Also notable is the upgraded open kitchen with Wolf, Sub-Zero and GE Monogram stainless steel appliances, and an extended granite island.

Stay tuned for another exclusive Life At The Top property coming in November.
