Wooster and Mercer | Market Pulse | October 2022

Developed by Adbo and designed by Cunningham | Quill Architects, Wooster and Mercer Lofts is a highly desirable condominium community located in Arlington’s Rosslyn neighborhood. The Wooster building offers 52 units while The Mercer is home to 35. The brick construction has an industrial chic warehouse vibe, with giant factory-style windows, exposed ductwork and repurposed 140 year-old brick accents that were taken from a former DC convent known as the Little Sisters of the Poor.

There was one new listing at Wooster and Mercer in October. Priced at $1,195,000, Unit #W206 has two bedrooms, two baths, and 1.642 square feet of living space. The warehouse-style accents are on full display with exposed ductwork in the living areas and bedrooms, wide-plank flooring with a rustic tone, and brick accents. A huge Great Room area includes living, dining, and cooking space with giant factory windows. The open gourmet kitchen is set against a single wall, with an extended island, granite counters, glass-front cabinetry, and Wolfe and Sub-Zero stainless steel appliances. Both bedrooms are quite spacious, with an owners’ suite that includes a walk-in closet/dressing room, and an attached bath with a twin sink vanity and a large frameless shower.

Also available after listing in September is Unit #W312. The 2,038 square foot loft residence has a brand-new price reduction, from $1,299,900 down to $1,249,900. There is a primary bedroom suite with attached bath at each of the two levels, along with a loft lounge/office space with wet bar, and a private balcony overlooking the courtyard and pool. The main living and dining area features soaring ceilings, two stories of giant factory-style windows, and floating iron stairs. The open gourmet kitchen has high end finishes with black granite counters and island, modern hanging pendant lights, and Wolf and Sub-Zero appliances. Other features include beautiful hardwood floors, a side-by-side washer and dryer, huge walk-in closets with custom organizers, and two parking spaces.

There was one closing in October. Unit #M401 listed for $1,295,000 before ultimately selling for $1,253,000. The 1,829 square foot corner residence with two bedrooms and two baths, has a large and open living, dining, and cooking area, with towering windows on two sides. The gourmet kitchen is set into a single wall with open space on three sides. Black granite counters, wood cabinets, and upscale stainless steel appliances add to the appeal. The primary bedroom suite is down the hall from the front foyer for extra privacy, while the second bedroom is just off the kitchen area. The floorplan has a wonderfully organic feel to it, more like a house than a condominium.

The most recent sale prior to October was during the summer, with Unit #W204 selling for its full asking price of $1,025,000. Th3 1,270 square foot residence with western facing exposures has one bedroom, a library/den that can be used as a second bedroom, and two full baths. Wide-plank flooring runs throughout, and both baths have been renovated. The gourmet kitchen with its granite counters and Wolf and Sub-Zero appliances tucks neatly into a corner, with hanging pendant lights over the extended dining island. The primary bedroom has two walk-in closets plus custom organizers, while the library has a large closet plus a separate built-in storage system.

Residents at Wooster and Mercer enjoy plenty of amenities, including a swimming pool, front desk and concierge, a club room, a nicely appointed fitness center and a dog park.
