Wooster and Mercer | Market Pulse | October 2024

With its warehouse-style brick buildings and industrial chic interiors, the Wooster and Mercer Lofts have set a benchmark for luxury and style since 2007. Developed by Abdo and designed by Cunningham Quill, the popular condo complex is located along Clarendon Boulevard in Arlington’s Rosslyn neighborhood and also close to the next door Court House community. There are 87 residences in all across two buildings, one named Wooster and the other Mercer. Features include soaring ceilings, huge factory-style windows, exposed ductwork and 150 year old brick accents that were repurposed from the former Little Sisters of the Poor convent in Washington, DC.

Condo owners at Wooster and Mercer don’t often put their homes on the resale market, resulting in a fairly consistent shortage of active listings. There is, however, one available residence at the time of this report.

Unit #W106 is priced at $849,900. The one-bedroom, one-bath condo has a very generous 1,400 square foot layout, including an expansive main living area measuring 32 by 22 square feet. This would allow for the possibility of remodeling with a den/office or even a second sleeping area. Ten-foot high ceilings add to the spacious feeling, along with exposed overhead ductwork, giant factory style windows, dramatic hanging lamps, cherry hardwood floors and exposed brick accents. The open chef-style kitchen is set against one wall, with granite counters, cherry cabinetry, and Wolf and Sub-Zero appliances. The residence also comes with two side-by-side oversized parking spaces and a humidity-controlled storage room.

There was one new listing in October, but it went under contract later in the month. Currently pending with contingencies, Unit #W110 is a one-bedroom, 1.5-bath residence priced at $1,085,000. Located on the quiet back side of the Wooster building, this 1,270 square foot condo also has one of the largest outdoor patios that you’ll find in the community at nearly 1,300 square feet. The wraparound private outdoor space is plenty large enough to host parties, with multiple sit down and lounge areas, and even a hot tub that will convey with the sale. Interior features include newer wide plank hardwood floors, exposed ductwork, corner exposures, and a gourmet kitchen with Sub-Zero and Wolf appliances. The handsome bedroom has a big walk-in closet and an oversized ensuite bath.

Also currently pending with an expected closing in early November, Unit #M301 had been listed at $1,860,000. This sunny and spacious two-bedroom corner residence had two full baths and a very roomy 1,860 square foot floor plan. Lovely cherry floors are found throughout the residence, along with a massive open living, dining, and cooking area surrounded by enormous full height windows. The chef’s kitchen features dark stone counters, handing pendant lights, and Wolf and Sub-Zero appliances. The primary bedroom suite is very spacious, with its own sitting area, a custom walk-in closet, a wall of windows, and a beautiful marble bathroom with a twin-sink vanity and a walk-in frameless shower. The second bedroom is almost as large, and the second bath also has a dual-sink vanity. A side-by-side front-loading washer and dryer fits neatly into a closet. There were no closings in October but there was a sale in September. Unit #W304 with two bedrooms and 2.5 baths closed at $1,550,000. The duplex loft features 2,170 square feet of living space, along with a soaring two-story wall of windows. Brazilian cherry hardwood floors run throughout, with a bedroom at each level. The chef-inspired kitchen is open to the main living and dining area, with floating iron stairs ascending to the upper level where you’ll find an expansive office/entertainment area overlooking the living room below. There is also a large second ensuite bedroom at the upper level, as well as elevator access. Two deeded parking spaces are included, along with a humidity controlled storage unit with built-in shelving.

The Wooster and Mercer Lofts offers lots of great amenities to its residents, such as friendly staff, an outdoor swimming pool, a central courtyard, a fitness center, and a club room with billiards. Pets are also welcome, and there are grassy areas to walk your dog as well as a small neighborhood park next-door. And while parking is provided onsite, there are also nearby Metro stations in the Rosslyn and next-door Court House neighborhoods. The condo community is ideally located along trendy Clarendon Boulevard, with numerous nearby shops, restaurants, a Whole Foods, Trader Joe’s, plus multiple farmers markets.
