Wooster and Mercer | Market Pulse |October 2025

Ideally located along Clarendon Boulevard in the trendy Rosslyn-Ballston Corridor, Wooster and Mercer Lofts is one of Rosslyn’s most popular and sought-after condominium communities. Developed by Abdo and designed by Cunningham | Quill Architects, the two brick buildings with 87 units in total were inspired by New York City’s SoHo warehouse district along Wooster and Mercer Streets. The buildings sport an industrial chic vibe, with giant factory-style windows, exposed ductwork and repurposed 140 year-old brick accents from the old Children’s Museum in Washington.

The enduring popularity of Wooster and Mercer often results in a shortage of available units. While this is true again in October, there is one new listing for the month. Unit #W407 is an 1,830 square foot penthouse with one-bedroom, two full baths, and a closeted den that can serve as a second bedroom. Offered at $1,399,900, the upgraded residence with its soaring 21-foot ceilings features mahogany floors, exposed brick columns, massive storefront-style windows, and floating iron stairs leading up to a glorious wraparound rooftop deck that is ideal for entertaining. The primary bedroom has a remodeled ensuite bath with a twin-sink vanity, and a dramatic mosaic tiled walk-in frameless shower. The open chef’s kitchen boasts an expansive center island, a professional 6-burner Wolf range, a Sub-Zero fridge plus and additional built-in Sub-Zero wine fridge, a Bosch dishwasher, and a GE Profile micro. There is also an in-unit laundry room. Three garage parking spaces convey.

Also still available is Unit #M303 with an asking price of $1,165,000. The oversized one-bedroom condo with two baths and a bonus den offers 1,488 square feet of living space. A dramatic remodel with espresso-toned wall and ceiling hues provides a striking counterpoint to the cherry hardwood floors and antique brick accents. The Great Room concept features living, dining, and cooking areas all in a huge open space accented by towering windows and overhead ductwork. The chef-inspired open kitchen boasts stone counters and island, upscale stainless steel appliances, and pantry storage. Also notable is the large owners’ suite with tons of room for bed, desk, and sitting furniture. An entire wall is dedicated to windows, and there is also a wall-mounted TV, a custom-designed walk-in closet, and a spa bath with a twin-sink vanity. The den functions as a private guest suite, complete with a full bathroom. There’s also an in-unit laundry room. The condo comes with two garage parking spaces.

There was no sales activity at this popular condominium community in October. In fact, the last closing was back in March when Unit #W106 sold for $820,000. The airy 1,400 square foot residence with its soaring ceilings, overhead ductwork, and long hanging factory style lamps has a giant main living area that could potentially support a room addition. Brazilian cherry hardwood floors run throughout the condo, and modern floor-to-ceiling windows can either summon in tons of natural light or afford privacy through darkening shades and retractable screens. The chef’s kitchen features Viking and Sub-Zero appliances, and there is also an in-unit laundry room, as well as two secure parking spaces and extra storage.

The only other closing in 2025 was Unit #M306. The luxurious condo with its 1,421 square foot floorplan sold in January for $1,035,000. The handsome residence has one bedroom, 1.5 baths, and a large den that can serve equally well as a guest bedroom or work-from-home space. Other notable features include interior sliding barn-style doors, giant windows, cherry hardwood floors, overhead ductwork, and an exposed brick wall along one side. The open kitchen was recently remodeled with white stone counters and a matching dining/prep counter with waterfall edges. The bedroom suite with its walk-in closet is quite roomy, and there is also an in-unit laundry room.

Residents at Wooster and Mercer enjoy plenty of amenities including a swimming pool, front desk and concierge, a club room with billiards, a nicely appointed fitness center and a dog park. The Wooster and Mercer Lofts community is in Rosslyn, close to the next-door Courthouse neighborhood. There are two Metro stations nearby, along with tons of shops, bars, restaurants and entertainment. Nearby groceries options include Whole Foods, Trader Joe’s, Safeway and a local farmers’ market.
