Wooster and Mercer | Market Pulse | September 2021

Nicely located along trendy Clarendon Boulevard, The Wooster and Mercer Lofts are one of Washington Metro’s most popular condo communities. Developed by Abdo and designed by Cunningham Quill Architects, the industrial-chic red brick buildings feature massive factory-style windows, along with charming interior touches such as repurposed 140 year-old bricks from the original Children’s Museum in DC that are now used as wall accents. The complex is comprised of two sections, the Wooster and the Mercer respectively, with buildings extending down the side streets of N. Pierce and N. Queen in the Rosslyn neighborhood.

New to the market in September is Unit #W205. Priced at $1,249,900, this one-level apartment has two bedrooms positioned at opposite corners for maximum privacy. Each bedroom has a huge walk-in closet, and the primary suite has an elegant en-suite bath that is bigger than some living rooms! The 1,175 square foot layout ensures plenty of space, including a formal foyer and massive open living, dining and cooking area. Cherry hardwood floors run throughout the living areas and bedrooms. There were multiple sales in September, starting with Unit #W409, an exclusive Life at the Top property. The 1,147 square foot loft penthouse listed for $995,000 and received an accepted offer just three days later, ultimately closing over the asking price at $1 million. Loaded with smart-home features and an expansive roof deck, the residence boasts gleaming cherry floors and a large owner’s suite with a walk-in California closet and 1.5 baths. An office/den with a wall of windows was added at the loft level, making the perfect office or a second bedroom. The topping on the cake is the private treetop terrace running the entire length of the unit. Also notable is the upgraded open kitchen with Wolf, Sub-Zero and GE Monogram stainless steel appliances, and an extended granite island.

Unit #M305 listed for $900,000 and closed at $870,000. The one-bedroom apartment has two full baths, plus a large den that can double as a second bedroom. A built-in work station with a desk and shelving, includes floor-to-ceiling cabinetry that opens up to reveal a pull-down Murphy bed. The primary bedroom with its large window wall also has a full wall of closet space. With 1,365 square feet of living space, the residence has hardwood floors with rich cherry hues, exposed overhead ductwork, massive windows and an open gourmet kitchen with dark granite counters and island, and upscale appliances. Custom built-ins enhance the living area with its treetop views.

The final closing for September is Unit #W403. The one-bedroom, one-bath loft penthouse with 859 square feet of interior space sold for its full asking price of $849,000. The two-story open living space is bright and airy with its massive sets of windows. Also at the main level is an elegantly appointed open kitchen with Wolf, Sub-Zero and Bosch appliances, plus a sizable dining island. The bedroom has three large window exposures to the hallway. Factory-style gray metal floating stairs wind their way up to an expansive private rooftop deck with a wall-mounted TV and lots of room for grilling and dining.

Residents at the Wooster and Mercer Lofts enjoy the best of two neighborhoods. Although located in Rosslyn, the complex is also close to the next-door Courthouse neighborhood. This adds to the walkability, with nearby restaurants such as Barley Mac, Quinn’s Steakhouse, and Toryumon Japanese House. The adjacent one-acre Hillside Park offers a walking path and benches.
