Developed by Abdo and designed by Cunningham Quill, the Wooster and Mercer Lofts in Arlington’s Rosslyn neighborhood has been one of the region’s most sought-after condo communities since its inception in 2007. The complex is comprised of two warehouse style brick buildings with a total of 87 residences. Interior features include soaring ceilings, massive factory-style windows, exposed ductwork and 150 year old brick accents that were repurposed from the former Little Sisters of the Poor convent in Washington, DC.
While new listings at Wooster and Mercer can be few and far between, there were two new entries in September. Offered at $849,900, Unit #W106 in the Wooster building is an oversized one-bedroom, one-bath condo with nearly 1,400 square feet of living space, including an especially large main living area that measures 32 by 22 square feet. This would allow for the possibility of a second bedroom or den/office addition. Ten-foot high ceilings add to the spacious feeling, along with exposed overhead ductwork, giant factory style windows, dramatic hanging lamps make a stylish statement, cherry hardwood floors and exposed brick accents. The bedroom is quite roomy, and the bathroom has a twin-sink vanity, Waterworks fixtures, and a frameless shower. The open concept living and dining area includes a gourmet kitchen set against one wall, with granite counters, cherry cabinetry, and Wolf and Sub-Zero appliances. The residence also comes with two oversized parking spaces and a humidity-controlled storage room.
Unit #M301 came to market in mid-September with an asking price of $1,299,900 and received an accepted offer in just eight days. The two-bedroom, two-bath corner unit with a very spacious 1,860 square foot floorplan is now in A/C status, which means Active Under Contract. It’s another phrase for pending with contingencies and it can still be shown for backup offers. The residence has lovely cherry hardwood floors, and an absolutely massive open living, dining, and cooking area surrounded by enormous full height windows. The chef’s kitchen features dark stone counters, handing pendant lights, and Wolf and Sub-Zero appliances. The primary bedroom suite is very spacious, with its own sitting area, a custom walk-in closet, a wall of windows, and a beautiful marble bathroom with a twin-sink vanity and a walk-in frameless shower. The second bedroom is almost as large, and the second bath also has a dual-sink vanity. A side-by-side front-loading washer and dryer tucks neatly into a closet. The condo also comes with two garage parking spaces and extra storage.
There was one closing in September. Unit #W304 had been listed at $1,575,000 before selling for $1,550,000. The two-bedroom, 2.5-bath duplex loft features 2,170 square feet of living space over two levels, along with a two-story wall of windows and towering ceilings. Lovely cherry hardwood floors run throughout, with a bedroom at each level. The gourmet kitchen is completely open to the main living area, and there are also side-by-side front-loading washer/dryers in a large closet at the first level. Floating iron stairs ascend to the upper level where you’ll find an expansive office/entertainment area overlooking the living room below. There is also a large second ensuite bedroom at the upper level, as well as elevator access. Two deeded parking spaces are included, along with a humidity controlled storage unit with built-in shelving.
It is easy to see why so few of the 87 condo residences at Wooster and Mercer show up as active listings—owners simply don’t want to leave! There are lots of great amenities, such as friendly staff, an outdoor swimming pool, a central courtyard, a fitness center, and a club room with billiards. Pets are welcome at the community, and there are grassy areas to walk your dog as well as a small neighborhood park next-door. Residents enjoy the convenience of secure garage parking, and there are also two nearby Metro stations in the Rosslyn and next-door Courthouse neighborhoods. The condo community is ideally located along trendy Clarendon Boulevard, with numerous nearby shops, restaurants, a Whole Foods, Trader Joe’s, plus multiple farmers markets.
