City Vista led the way in units sold in February with four closings. The contemporary complex in the Mount Vernon Triangle is comprised of three towers, the K, the V and the L. Residents enjoy rooftop decks, a swimming pool, a private one-acre park and ground level retail including a Safeway and a Ray’s Hell Burger. Sales in February ranged from one to two bedrooms, and from $467,500 to $605,000.
The Residences at CityCenter in Mount Vernon came in second with three sales. The recently completely CityCenterDC community covers more than five city blocks, with hotels, offices, upscale retail boutiques and top restaurants. The priciest closing was Unit #602 at $1,050,000 followed closely by Unit #609 at $1,202,000. Both are 2-bedroom, 2-bath flats. Unit #807 with 1-bedroom and 1-bath sold for $735,000.
There were three buildings with two sales each; the Madrigal Lofts in Mount Vernon, Ventana in the Penn Quarter and Columbia in the West End. Of special note, Unit #708 at the Columbia closed at full price at $569,000. There was a slew of notable buildings with one sale each in February. These include 3303 Water Street in Georgetown, VIO in the Southwest Waterfront, Wardman Tower in Woodley Park, Turnberry Tower in Rosslyn, Somerset House in Friendship Heights, Gaslight Square in Rosslyn, 555 Mass in Mt. Vernon Triangle and the Odyssey in the Courthouse neighborhood.
Of these, Unit #3A at 3303 Water Street was the highest priced sale in February at $3,150,000; Unit #1009 at VIO was second-highest at $3,000,011; Unit #4C at Wardman Tower was third-highest at $2,900,000; Unit #1902 at Turnberry Tower was fourth-highest at $2,880,000 and Unit #202 at Somerset House was fifth-highest at $2,515,300! A special shout-out goes to the Residences at Harbourside for its first sale since February 2015 with Unit #605 which listed for $1,395,000 and closed at $1,300,000; and Bryan School Lofts for its first sale since October 2017 with Unit #4 which listed for $650,000 and closed at $626,400.
