The Columbia | Market Pulse | July 2024

Few condominiums are as unique or popular as the Columbia Residences. The condo community with its 225 residences was formerly the Columbia Hospital for Women. Founded in Thomas Circle in 1866, the small facility moved to the Tench Ringgold House in the West End just five years later. It was later expanded and rebuilt with a new and dramatic design by architect Nathan Wyeth. The hospital became one of the nation’s leading pediatric, maternity and women’s care facilities, known for its modern advancements and innovation. But after closing in 2002, the campus was purchased, renovated, and expanded, reopening in 2006 as a luxury condominium campus complete with an onsite Trader Joe’s.

After a lengthy slumber with few new listings at this popular condominium address, there has been a wave of new activity. Unit #314 initially listed in June but relisted in July at a lower asking price of $1,475,000. The two-bedroom, two-bath residence has a bonus den, and a very spacious 1,520 square foot layout. Located in one of the old hospital’s original front wings, the condo has beautiful hardwood floors, high ceilings, and an incredible dining room and adjoining den with massive window walls on three sides. Other features include a terrific open chef’s kitchen with dark granite counters, upgraded cabinetry, and stainless steel appliances. The primary suite features a spa-inspired ensuite bath with dual vanities, frameless shower, and separate soaking tub. Two garage parking spaces are included.

Unit #524 listed in July for $1,049,000. The stunning, south-facing corner home has two bedrooms, 1.5 baths, and 1,050 square feet of living space. With 10-foot ceilings, this upper-level condo exemplifies the marriage of old and new elements, from its tall and deep-set windows to its open main living, dining, and cooking area. The chef’s kitchen features stone counters, Poggenpohl cabinetry, and Viking and Sub-Zero stainless steel appliances. A set of stairs leads up to a wide, private terrace. New hardwood floors and carpet were installed in 2021. There’s also an in-unit washer and dryer as well as an underground garage parking space and a storage locker.

Unit #324 is another new July entry, and it already has a price decrease! Originally listed at $825,000, the 816 square foot condo with one loft bedroom and one bath is now offered at $799,999. The layout is bright and spacious with high ceilings, lovely blonde hardwood floors, and oversized windows overlooking the serene courtyard. The completely open gourmet kitchen features black granite counters and dining/prep island, custom cabinetry, and upscale stainless steel appliances. The loft bedroom boasts recently installed California Closets. There’s also a terrific bathroom with a frameless shower, a front-loading Bosch stacked washer and dryer, secure parking, and additional storage.

We’re also adding a preview of Unit #730 in C/S (Coming Soon) status. The two-bedroom, two-bath residence is expected to become active in early August with an asking price of $1,500,000. Richly hued hardwood floors in the main living and dining area match nicely with the kitchen’s espresso cabinetry and dark granite counters. The large primary suite includes a custom walk-in closet with organizers, as well as a spa-like ensuite bath with a twin-sink vanity, frameless shower, and separate deep soaking tub. One parking space and additional storage are included.

Meanwhile, Unit #536 was privately listed before hitting the public market in July. The two-bedroom, two-bath corner condo with 1,354 square feet of living space was offered at $1,369,000 before being quickly bid up, receiving an accepted offer in three days’ time and closing two weeks later at $1,390,000 which is $21,000 over asking. Lovely cherry hardwood floors in the living areas, an airy open space layout, a gourmet kitchen, a private balcony, spacious bedrooms, marble baths, and secure parking are all part of the package.

Unit #528 listed in June, went under contract four days later, and closed in July for $830,000. The south-facing one-bedroom, one-bath condo with a bonus den and 900 square feet of living space features hardwood floors, 11-foot ceilings, and a loft-style den that can be used as a second bedroom. The heart of the residence is an open gourmet kitchen with a prep/dining island, hanging pendant lights, granite counters, and Sub-Zero and Viking appliances. There is also an in-unit washer and dryer, and a garage parking space.
