Located in Arlington’s popular Rosslyn neighborhood, Wooster and Mercer Lofts is home to 87 condo residences across two buildings. Developed by Abdo and designed by Cunningham | Quill Architects, the industrial-chic complex was delivered in 2007. It has since become one of the region’s perennially popular residential addresses, typically resulting in a scarcity of active listings. From the blocky exterior warehouse vibes to industrial chic interiors, the residences are generously sized with soaring ceilings, giant factory-style windows, and memorable finishes such as the repurposed 140 year-old brick accents that were taken from a former DC convent known as the Little Sisters of the Poor.
There is only one active listing at Wooster and Mercer, and it already has a price reduction. Unit #W106 was originally priced at $899,900 before being cut to $879,900, a $20,000 difference. This extra-large one-bedroom, one-bath residence has 1,396 square feet of living space, providing the possibility of adding a second bedroom. The condo also comes with two oversized parking spaces and a humidity-controlled storage room. The main living, dining, and cooking area measures 22 by 32 square feet with 10-foot ceilings. Huge windows allow plenty of natural light inside, with exposed overhead ductwork and hanging factory lights adding to the ambience. Cherry hardwood floors and exposed brick accents add further to the appeal. The bedroom is quite roomy, and the bathroom has a twin-sink vanity, Waterworks fixtures, and a frameless shower. The open concept living and dining area includes a gourmet kitchen set against one wall, with granite counters, cherry cabinetry, and Wolf and Sub-Zero appliances.
There was no sales activity in June, with the most recent closing dating back to March when Unit #W405 sold as a private transaction. The residence was entered into MLS for comparable purposes only. This is a very impressive two-level loft that sold for $1,305,000. The 1,768 square foot corner unit residence features two bedrooms, two baths, towering ceilings, and floating spiral stairs leading up to an open loft area. There is also an open gourmet kitchen, arched windows, a 900 square foot private terrace, as well as an additional 75-foot wraparound balcony. Two assigned garage parking spaces were included in the transaction. Unfortunately, recent images of the unit are not available.
The only other closing in 2024 was Unit #M204. The showcase residence sold in February for $1,263,000. With 2,209 square feet of living space across two levels, this is one of the largest floorplans at Wooster and Mercer. The open and airy layout includes two bedrooms and 2.5 baths, with giant factory-style windows, an open chef-style kitchen, and Brazilian cherry hardwood floors. Spiral stairs lead up to the loft area with its wet bar. Perhaps the crowning glory is the 375 square foot private patio with tall brick walls, wooden fencing, and large flowering planters, perfect for grilling and get-togethers.
Those lucky enough to live at this coveted address enjoy a nice array of amenities, including friendly staff and concierge service. The pet-friendly complex has grassy areas and there is also a small neighborhood park next-door. Other features include an outdoor swimming pool, a lounge area, a state-of-the-art fitness center, and a club room with billiards. There is secure garage parking, as well as nearby Metro stations in both the Rosslyn and Courthouse neighborhoods. Wooster and Mercer’s location on Clarendon Boulevard means lots of nearby shops and restaurants. There are also good grocery options with Whole Foods, Trader Joe’s, as well as farmers markets in Rosslyn and in Courthouse.
