The Columbia | Market Pulse | June 2020

You would be hard-pressed to find a more unique condominium community in Washington than the Columbia Residences. Founded in Thomas Circle in 1866, the Columbia Hospital for Women was dedicated to serving wives and widows of Civil War soldiers. The hospital moved to the West End in 1876 and was rebuilt in 1912, with a beautiful Italianate style. The hospital remained open until 2006, when it closed and was restored, renovated and expanded as luxury condos. The property is also home to a Trader Joe’s market.

There were multiple new listings in June, but many have already gone under contract. Let’s start with what’s still available. Unit #619 is the one new listing in June that remains unclaimed. The one-bedroom apartment with one bath, also has a loft den that makes the ultimate home office. The 928 square foot residence is on the top floor of the historic building, and is listed at $710,000. The appealing layout includes classic hardwood floors throughout plus an open gourmet kitchen with Poggenpohl cabinets, a Viking range, a Sub-Zero fridge and granite counters. Unit #324 is still available after listing in May, with one bedroom, one bath and 816 square feet. Priced at $699,000, the apartment is sunny and open with 11-foot ceilings, blonde floors, tall windows and a balcony overlooking the courtyard and gardens. The gourmet kitchen is open to the main living area, and steps lead up to a fun loft bedroom. A washer/dryer combo and one parking space are included.

Unit #237 also came to market in May, and is listed at $929,000. The two bedroom, two bath residence has 1,163 square feet of living space and an open layout with hardwood floors, a balcony and east-facing windows. The chef’s kitchen has Viking gas range, Sub-Zero fridge, granite counters and Poggenpohl cabinets are among the features. Underground parking is included.

Unit #203 is the most expensive current offering at active listing at $1,895,000. The large apartment with two bedrooms, 2.5 baths plus a den, measures out at 1,915 square feet and is located on the ground floor, allowing a walk-out opportunity to a large patio and private yard. The den is large enough to use as a third bedroom, with French doors leading out to the patio. Other features include hardwood floors, custom wall treatments, a gourmet kitchen with Viking appliances, and an owner’s suite with huge walk-in closet and a spa bath.

Similarly configured is Unit #240, priced at $1,850,000. The 1,915 square foot residence enjoys light from three exposures, with two bedrooms, 2.5 baths and a den with custom built-ins. A welcoming foyer leads into a huge main living area with an open chef’s kitchen. Gleaming hardwoods run throughout. Enjoy meals out on the peaceful ground level patio. Unit #430 is still active at $950,000. With two bedrooms, two baths and 1,220 square feet of space, the front-facing flat gets tons of natural light from its oversized windows. Unit #241 came to market this month and went pending after just one day. The spectacular two-bedroom, two-bath corner residence was priced at $998,000, with 1,286 square feet of living space. Richly hued wide-plank floors, an open gourmet kitchen and a lovely owner’s suite are among the features. There are multiple exits leading out to terraces plus a private yard.

Unit #422 also listed in June and received an accepted offer three days later. The two-bedroom, two-bath loft-style residence as a 1,001 square foot layout, and was offered at $759,000. Located in the original building, this charmer has a sliding door to the owner’s suite, with a short set of stairs leading up to the smaller loft bedroom.

Unit #405 is now active under contract, with an anticipated closing in early July. Listed at $1,105,000, the apartment has two bedrooms, two baths and a 1,316 square foot floorplan. The open living area is complemented by a large window bay that allows plenty of sun to bathe the blonde hardwood floors. Adding to the appeal is a large master bedroom with en-suite bath, a balcony with lovely city views and an open gourmet kitchen with black granite counters, and Sub-Zero, Viking and Bosch appliances.

Unit #223 listed in mid-June at $529,000 and closed two weeks later at $535,000! The bright and attractive apartment has an open kitchen with hanging pendant lights over the breakfast bar, a large bedroom and a dual-entry bathroom. Extras include a stacked washer/dryer, garage parking and a storage locker.

Unit #735 listed in June for $600,000, went under contract four days later and closed later in the month at full price. With 797 square feet of space, this sunny condo has an owner’s suite, one bedroom and a den large enough to be used as a second bedroom. Open gourmet kitchen and private balcony are included!

Unit #534 also sold in June. The one-bedroom, one-bath apartment with a den had been reduced down to $599,000, prompting a full-priced offer. Classic strip hardwood floors run throughout the living area and the oversized bedroom with its walk-in closet and dual entry marble bath. Also of note is the gourmet kitchen with Poggenpohl cabinets, a handsome pantry with sliding door, and Sub-Zero, Viking and Bosch stainless steel appliances.

The Columbia has tons of amenities for its residents, in addition to the on-site Trader Joe’s. There’s a rooftop swimming pool, three furnished guest suites for visitors, a fitness center, front desk and concierge service, a club room, billiards room, a dry cleaners and an Urban Boxing location. The repurposing from hospital to condo community has certainly been a success!
