The Columbia | Market Pulse | June 2021

The Columbia Residences have a unique story to tell. The West End condo community was known as the Columbia Hospital for Women for 136 years. Initially located in Thomas Circle, the hospital moved to its present location in 1870 and was reconstructed five years later. At a time when medical care was scarce for women, the hospital served a critical function, often administering to wives and widows of Civil War soldiers who traveled to Washington searching for missing loved ones. The facility closed its doors in 2002, reopening in 2006 after an extensive renovation. The popular condos merge Old World charm with modern luxury—there’s even a Trader Joe’s on campus!

New to the market in June is Unit #233 with an asking price of $549,999. The attractive apartment has one bedroom, one bath and a bonus open office/den. Unit #529 is listed at $769,000. The 957 square foot residence is located in one of the historic front wings of the former hospital. There’s one bedroom, 1.5 baths and a wonderful loft den. Soaring 11-foot ceilings add to the airy and spacious feel. There is wood flooring in the living areas, a gourmet kitchen, a private balcony and numerous charming architectural details.

Offered at $649,000, Unit #521 is a delightful one-bedroom,-one-bath apartment with a bonus loft den. Listed at $649,000, the residence has 850 square feet of living space with gleaming blonde hardwood floors throughout the living area, den and the open gourmet kitchen. The airy bedroom is accessed via a stylish sliding door with frosted glass panels. Bonus points for the fun private terrace!

Unit #308 is still up for grabs after listing in May for $594,900. The 778 square foot apartment has one bedroom and one bath. A sunny and open main living area with hardwood floors features an open gourmet kitchen set along one wall, with pendant lights hanging over the black granite counters. Cook to your heart’s delight with Viking and Sub-Zero appliances. There’s also a balcony off the bedroom.

Unit #309 also remains active with an asking price of $595,000. The 755 square foot flat maximizes its size with an open space living, dining and cooking area complemented by hardwood flooring. The bedroom has gray carpeting; there’s also a balcony off the bedroom as well as a washer/dryer in the closet.

There were two price reductions in June. The first is Unit #427 which slashed its original price of $1,100,000 down to $990,000. There were no closings in June but there have been a couple new accepted offers. Unit #237 came to market in June with a $919,000 asking price and quickly went under contract. The two-bedroom, two-bath updated apartment has 1,163 square feet of living space. There are hardwoods in the living areas and a handsome open gourmet kitchen with upscale Viking and Sub-Zero appliances.

Listed at $575,000, Unit #434 is now pending with contingencies. The 810 square foot condo has one bedroom, a dual entry marble bath and a den that can be used as an extra bedroom or a work-from-home space. Lovely hardwood floors run throughout the main living areas and den. There’s a balcony off the bedroom, a washer/dryer, and an open gourmet kitchen with Viking range and Sub-Zero fridge.

There were a number of changes during the renovation process at The Columbia as it was transitioning from its former life as a hospital. This includes two new wings, and approximately 22,000 square feet of retail space, including the above-mentioned Trader Joe’s. There’s also three furnished guest suites for visitors, a rooftop swimming pool and lounge, fitness center, billiards and club rooms, front desk and concierge.
