The Columbia | Market Pulse | October 2023

With its historic backstory and today’s modern amenities, The Columbia is one of Washington, DC’s most sought-after condominium communities, The mixed-use campus with 225 residential units plus an on-site Trader Joe’s is located in the West End neighborhood. The Columbia Hospital for Women was founded in 1866 at a time when options for women’s healthcare were sorely wanting. The fledgling medical facility quickly outgrew its original surroundings and moved to its present location in 1871. The hospital was rebuilt on a grander scale in 1916 with an Italianate design by architect Nathan C. Wyeth. The enduring hospital ultimately fell victim to a financial crunch, closing its doors in 2002. It was subsequently redeveloped as an upscale condo community in 2010.

The extreme popularity of The Columbia often results in a lack of available listings. One residence did hit the market in October, but it is already in pending status, with a closing anticipated in November. Unit #337 was offered at $1,150,000 toward the end of October and received an accepted offer just six days later. The remodeled two-bedroom apartment with two baths and 1,196 square feet of living space has porcelain floors throughout, and a stone accent wall with an Armantii fireplace. Other features include an open gourmet kitchen, a private outdoor terrace, and a spacious primary suite with a walk-in closet. The primary ensuite bath is quite large, with a twin-sink vanity, frameless shower, and separate deep soaking tub.

There was one sale in October. Unit #808 came to market in September and went under contract in just three days. The two-bedroom, two-bath penthouse with 1,175 square feet of living space was listed at $1,275,000 and closed at $10K over asking ($1,285,000). The top level residence has an elongated floorplan that is quite different than most condos at the Columbia, with gleaming hardwood floors and an open gourmet kitchen that tucks into a corner at the far end. Giant windows line the walls of the living, dining, and cooking areas, with sliders opening out to an incredible 700 square foot private roof level deck that extends the entire length of the residence. The condo was substantially renovated within the last year and comes with reserved parking.

Prior to the October sales activity, the most recent transaction was an unlisted sale in June, with Unit #735 closing for just $650,000. The one bedroom, one-bath apartment with approximately 800 square feet of living space had just one owner since the development’s completion and was renovated with new hardwood floors and an updated gourmet kitchen with pale wood cabinetry, granite counters, and Viking and Sub-Zero appliances. The bathroom has also been improved with new cabinetry. An open floorplan, custom closets, built-in pantry, and private balcony further add to the picture.

There was one sale in May, with Unit #628 selling at its full asking price of $929,000. The penthouse level condo has one bedroom, a den, one bath, and a 1,000 square foot layout. Boasting an open and airy layout with dramatic arched windows and high ceilings, the residence has hardwood floors and lots of natural light. The large bathroom has a new Grohe SPA frameless shower, and an extended twin sink vanity with Grohe fixtures. The gourmet kitchen features SubZero and Viking stainless steel appliances. There’s an in-unit washer and dryer, and the den can serve nicely as a work-from-home space, or guest sleeping.

Residents at The Columbia are treated to an array of amenities. There is a staffed front desk with concierge service, 24/7 security, a wonderful swimming pool and lounge, a fitness center, a club room, and billiards. There are also three fully furnished guest suites for visitors, as well as the aforementioned Trader Joe’s. The desirable location is walking distance to bakeries and restaurants such as Baked & Wired, Ris, Juniper, Jardenea, Imperfecto, Marcel’s by Robert Wiedmaier, and so many more. Also nearby is the new West End Library, and the West End Cinema.
