The Waterview | Market Pulse | November 2022

Aptly named, The Waterview is a luxury condominium in the Rosslyn waterfront community, offering commanding views of the Potomac River. The full service building includes Le Meridien Hotel on the lower floors, with condo residences on levels 14 through 30. In addition to the sublime location, condominium residents also enjoy hotel-style amenities, including room service from the Le Meridien’s popular restaurant, Amuse.

There were no new listings at The Waterview in November. Still available is Unit #1904 with a competitive asking price of $485,000. With an open design that maximizes available space, the one-bedroom, one-bath modern flat has a 570 square foot layout. Pale hardwood floors are found throughout the main living and dining area and are complemented by giant full-height windows that invite natural light and cityscape views right inside. A Euro-style gourmet kitchen with red Wood Mode cabinetry and upscale stainless steel appliances fits unobtrusively along one wall.

Unit #2501 received a major price cut in November, from $2,850,000 down to $2,750,000. That’s a full $100K reduction. The corner penthouse features three bedrooms, 3.5 baths, and a generous 2,165 square foot layout. Huge wraparound windows offer stunning views of the Potomac River, while the open living and dining area includes a gourmet kitchen with Wood Mode cabinetry, a Viking double oven and range, and a Sub-Zero fridge. One of the premiere penthouse residences in the region went under contract in November. Unit #2901 is a custom buildout of two apartments that had been listed at $7,950,000. The 4,715 square foot residence with three bedrooms, three full and two half baths, had been on the market for a period of months before finding its new owner. The condo is due to close before the end of the year. Everything about the sky-high home is exquisite, with incredible detailing throughout from Peterson & Collins. Breathtaking views of the Potomac River are found in virtually every room.

Unit #1404 went under contract in November after receiving a fresh price reduction the previous month, down to $524,900. The 698 square foot apartment subsequently received an accepted offer in November. With one bedroom and one bath, the sunny condo is now in A/C status, meaning that it is pending with contingencies. Features include giant windows, blonde hardwood floors, and a gourmet kitchen that fits nicely along one wall, with black granite counters and a matching island. Other notables include a large walk-in closet with custom organizers as well as washer, dryer, and parking.

Unit #2204 is also pending, with a list price of $499,000. The super cute one-bedroom, one-bath flat is bright and inviting, with 570 square feet of space. What the condo may lack in size is surely compensated for by sweeping views of the Potomac River and National Monuments. The open gourmet kitchen features Sub-Zero, Viking, and Miele stainless steel appliances. The bedroom has a spacious walk-in closet with organizers, there’s a washer and dryer tucked neatly into a closet, and there’s a parking space right by the entrance.

Those fortunate enough to reside at The Waterview enjoy full service perks such as options for maid cleaning and meal service from the hotel restaurant. The residents-only observation deck features incredible views of the river and all the way across to Georgetown. There’s also a state-of-the-art fitness center, staffed front desk and concierge, a community room and secure parking. The exciting Rosslyn neighborhood is the first stop along the trend Rosslyn-Ballston Corridor, comprised of five trendy urban villages, each with its own Metrorail station.
