The Waterview is a luxury full service condominium overlooking the Potomac River in the Rosslyn neighborhood. Residences are in the upper floors of Le Meridien Hotel; there is also an adjoining 23-story office tower. In addition to the superb surroundings, residents enjoy a host of hotel amenities, including room service from the hotel’s popular restaurant, Amuse.

There were no new listings at The Waterview in October. Still available is Unit #2401, an exclusive Life At The Top property featuring stunning views of the Potomac River, Key Bridge and national monuments from virtually every room. This three-bedroom residence with 3.5 baths and 2,165 square feet of luxurious living space was reduced in price in September, from $2,695,000 down to $2,595,000. Giant wraparound windows and richly hued hardwood floors are complemented by exquisite finishes and built-ins from designer Joseph Ireland. Private quarters include a memorable owners’ suite with vestibule, floor-to-ceiling windows, a huge dressing room, and a showcase ensuite marble bath.

Still available after listing in September is Unit #2501. This corner penthouse is priced at $2,850,000 with three bedrooms, 3.5 baths, and 2,165 square feet of living space. Large wraparound windows offer lovely views of the Potomac River, while an open living and dining area includes a gourmet kitchen with Wood Mode cabinetry, a Viking double oven and range, and a Sub-Zero fridge. A uniquely designed owners’ suite features a walkway of custom closets and an ensuite bath with marble counters and a mirrored vanity TV.

Unit #1406 is currently priced at $1,159,999. The two-bedroom corner apartment has a 1,232 square foot floorplan with two bedrooms and 2.5 baths. This original builder’s model is bright and airy with enormous windows wrapping around two sides and comes fully furnished. You’ll be move-in ready with custom full height built-ins, vintage-style wall sconces, blonde hardwood floors, and an open Euro-style gourmet kitchen with Viking appliances set into a single wall. Unit #1904 came to market in September and remains active with a competitive asking price of $485,000. The 570 square foot modern flat has one bedroom, one bath, and an open design that maximizes the available space. Pale hardwood floors are found throughout the main living and dining area and are complemented by giant full-height windows that invite natural light and cityscape views right inside. A Euro-style gourmet kitchen with red Wood Mode cabinetry and upscale stainless steel appliances fits unobtrusively along one wall.

Unit #1404 received a price reduction in October, making it the second cut in as many months. Now listed at $524,900, the 698 square foot apartment has one bedroom and one bath, with tons of light from massive windows that bathe the blonde hardwood floors in a sunny glow. The gourmet kitchen fits nicely along one wall, with black granite counters and a matching island. Other notables include a large walk-in closet with custom organizers as well as washer, dryer, and parking.

There was no sales activity at The Waterview in October.

Condo owners at The Waterview enjoy plenty of amenities, including options for maid cleaning and meal service from the hotel restaurant. There’s also a wonderful residents-only observation deck, a state-of-the-art fitness center, staffed front desk and concierge, a community room and secure parking.
