With its industrial chic vibes and an ideal location, the Wooster and Mercer Lofts in Arlington’s Rosslyn neighborhood has been one of the region’s most sought after condominium communities since its inception in 2007. Developed by Abdo and designed by Cunningham Quill, the complex is comprised of two warehouse style brick buildings with a total of 87 residences. Interior features include soaring ceilings, massive factory-style windows, exposed ductwork and 150 year old brick accents that were repurposed from the former Little Sisters of the Poor convent in Washington, DC.
New and/or active listings can be few and far between at Wooster and Mercer, and that proved to be the point in August. There is one new offering in September, however, so we’ll include that here.
Offered at $849,900, Unit #W106 was previously listed at the same price but is now showing up again as a new active listing. The super spacious one-bedroom, one-bath residence offers 1,396 square feet of living space. The open main living, dining, and cooking area is so large at 22 by 32 square feet that there is the potential for a second bedroom remodel. Ten-foot high ceilings, exposed overhead ductwork, giant factory style windows, and dramatic hanging lamps make a stylish statement, while cherry hardwood floors and exposed brick accents add further to the appeal. Lovely cherry hardwood floors run throughout, with one bedroom at each level. The gourmet kitchen is completely open to the main living area, and there are also side-by-side front-loading washer/dryers in a large closet at the first level. Floating iron stairs ascend to the upper level where you’ll find an expansive office/entertainment area overlooking the living room below. There is also a large second ensuite bedroom at the upper level, as well as elevator access. Two deeded parking spaces are included, along with a humidity controlled storage unit with built-in shelving.
The most recent previous sale at Wooster and Mercer was back in March, with Unit #405 closing as a private transaction. The listing was subsequently added to MLS for purposes of comparison. This impressive 1,768 square foot loft residence sold for $1,305,000, and features two bedrooms, two baths, towering ceilings, and floating spiral stairs leading up to an open loft area. There is also an open gourmet kitchen, arched windows, a 900 square foot private terrace, as well as an additional 75-foot wraparound balcony. Two assigned garage parking spaces were included in the transaction. Unfortunately, recent images of this corner condo unit are not available.
There was only one other closing in 2024, that being Unit #M204. This is one of the largest floorplans at Wooster and Mercer with 2,209 square feet of luxurious living space across two levels. The remarkable two-bedroom loft residence with 2.5 baths closed in February for $1,263,000. The sunny and open layout features giant factory-style windows, towering ceilings, Brazilian cherry hardwood floors, a showcase kitchen, and floating spiral stairs that lead up to a loft area with a wet bar, perfect for socializing and movie nights. The topping on the cake is a 375 square foot private patio with tall walls, and flowering planters. It’s an ideal garden oasis for grilling and dining on warm summer nights.
Those who are lucky enough to live at the Wooster and Mercer Lofts enjoy numerous amenities, including friendly staff and concierge service. Pets are welcome at the community, and there are grassy areas to walk your dog as well as a small neighborhood park next-door. Also notable is the outdoor swimming pool, a lounge area, a state-of-the-art fitness center, and a club room with billiards. There is secure garage parking, as well as nearby Metro stations in both the Rosslyn and Courthouse neighborhoods. Wooster and Mercer’s location along trendy Clarendon Boulevard allows for numerous nearby shops and restaurants. There are good grocery options with Whole Foods, Trader Joe’s, as well as farmers markets in Rosslyn and in Courthouse.
