Wooster and Mercer | Market Pulse | November 2022

Located along Clarendon Boulevard in Arlington’s trendy Rosslyn-Ballston Corridor, Wooster and Mercer Lofts is a perennially popular condominium community. Developed by Adbo and designed by Cunningham | Quill Architects, the complex is composed of two sections. The Wooster is home to 52 units while The Mercer is offers 35. The buildings present an industrial chic warehouse vibe, with giant factory-style windows, exposed ductwork and repurposed 140 year-old brick accents that were taken from a former DC convent known as the Little Sisters of the Poor.

There were no new listings at Wooster and Mercer in November, and there is only one available residence currently. Unit #W206 came to market in October and already has a price reduction, from $1,195,000 down to $1,170,000. The handsome condo has two bedrooms, two baths, and 1,642 square feet of sunny living space. The industrial vibe is on full display with huge banks of windows, exposed ductwork, and wide-plank flooring with a rustic tone. A huge Great Room area includes brick accents, and a large open living, dining, and cooking space featuring a stunning gourmet kitchen set against a single wall. The extended island, granite counters, glass-front cabinetry, and Wolfe and Sub-Zero stainless steel appliances add to the ambience of a kitchen space that will perfect for both cooking and socializing. Both bedrooms are quite spacious, with an owners’ suite that includes a walk-in closet/dressing room, and an attached bath with a twin sink vanity and a large frameless shower.

Unit #W312 listed in September and had a price cut down to $1,249,900 the following month. That may have helped trigger a deal, as the 2,038 square foot loft residence is now under contract with an anticipated closing date in December. The two-story condo features a bedroom suite at each level, plus the bonus of a loft lounge/office space with wet bar. A private balcony overlooks the courtyard and pool. The showcase central living area boasts soaring ceilings, two stories of giant massive windows, and floating iron stairs. Also worth noting is the gourmet kitchen with black granite counters and island, modern hanging pendant lights, and Wolf and Sub-Zero appliances, plus beautiful hardwood floors, a side-by-side washer and dryer, huge walk-in closets with custom organizers, and two parking spaces.

There were no sales in November but there was one the previous month. Unit #M401 closed at $1,253,000 after listing for $1,295,000. The corner residence has two bedrooms, two baths, and 1,829 square feet of gorgeous living space. Towering windows surround the main open living, dining, and cooking area on two sides. Black granite counters, stylish wood cabinets, and upscale stainless steel appliances add to the obvious appeal. A large owners’ bedroom suite is down the hall from the front foyer for extra privacy, while the second bedroom is just off the kitchen area. The layout of the entire home has a wonderfully organic and welcoming feel.

The most recent sale prior to October was in June, with Unit #W204 selling at full price for $1,025,000. The 1,270 square foot residence with western facing exposures has one bedroom, a library/den that can be used as a second bedroom, and two full baths. Wide-plank flooring runs throughout, and both baths have been renovated. The gourmet kitchen with its granite counters and Wolf and Sub-Zero appliances tucks neatly into a corner, with hanging pendant lights over the extended dining island. The primary bedroom has two walk-in closets plus custom organizers, while the library has a large closet plus a separate built-in storage system.

Those fortunate enough to land a home at Wooster and Mercer enjoy a great location and a highly praised staff, with front desk and accommodating concierge service. Other amenities include a lovely swimming pool, lounge, courtyards, club room, and a dog park. Located in Rosslyn, the Wooster and Lofts condos are also quite close to the next-door Courthouse neighborhood, lending to lots of nearby shops, bars, restaurants, and entertainment, not to mention Metro stations in both Rosslyn and Courthouse. Nearby groceries options include Whole Foods, Trader Joe’s, Safeway, and a local farmers’ market.
