Perfectly located and perennially popular, Wooster and Mercer Lofts is a brick condominium complex developed by Abdo and designed by Cunningham Quill Architects. The buildings front along trendy Clarendon Boulevard in Arlington’s Rosslyn neighborhood, extending down the side streets of Pierce and Queen. The warehouse style structures offer a combination of modern and traditional appeal, with massive factory-style windows, and interior brick accents that were repurposed from the former Little Sisters of the Poor convent in Washington, DC. The project was delivered in 2007 and resale opportunities can be rare.

There was one new listing in November. However, it was temporarily taken off the market partway through the month. Priced at $1,289,000, the two-level loft with its soaring ceilings has two bedroom suites with two full baths as well as a powder room. There is 2,209 square feet of interior living space, complemented by a rare 375 square foot outdoor patio with brick walls. The open gourmet kitchen is at the main level, with floating black iron stairs leading out to a large loft overlooking the living and dining area. The loft includes a wet bar and is ideal as either a work-from-home-space, library, or family room. Lovely hardwood floors, exposed ductwork, and giant windows all add further to the appeal. The current status of this unit is not clear, but we will keep tabs on it.

You have to go all the way back to August for prior listing activity at Wooster and Mercer, with Unit #502 selling for $1,200,000. The 1,691 square foot corner condo features two bedrooms, two baths, and huge window walls that invite natural light inside, bathing the cherry hardwood floors in a warm glow. High ceilings and aged brick accents add to the character and ambience. The main living and dining area is complemented by an open chef-style kitchen with white stone counters, stainless steel appliances, and hanging pendant lights. Other notables include custom-built walk-in closets, luxurious baths with twin-sink vanities, in-unit laundry, two garage parking spaces, and extra storage.

Unit #309 closed in July for 100 percent of its asking price of $1,295,000. This showstopper loft residence features two bedrooms, 2.5-baths, and 1,914 square feet of living space spread out over two levels. The ceilings soar 21 feet in the air, framed by two-story windows. There is a bedroom suite at each level, with floating metal stairs leading up to the loft. The chef’s kitchen features black granite counters, a prep/dining island, and Wolf and Sub-Zero stainless steel appliances, and is open to the main living and dining areas. Two parking spaces are included.

The month of June saw two sales, leading off with Unit #206 at $1,175,000. The remodeled condo has 1,642 square feet of living space with two bedrooms and two baths. Huge factory-style windows provide tons of natural light, accentuating the wide plank hardwood floors. Brick accents and overhead ductwork add to the industrial vibe. A redesigned kitchen features white quartzite counters, sleek glass-front cabinetry, and SubZero and Wolfe appliances. The bathrooms have matching white quartzite counters as well. An un-unit laundry room with full-sized machines is another convenient benefit.

The other June closing was Unit #W212 at $830,000. This is a very spacious residence for a one-bedroom floorplan, with 1,294 square feet of living space and a huge and open main living area. Huge full-height windows gaze out over a park-like setting. Brazilian cherry hardwood floors glisten under the sunlight, while an open gourmet kitchen features dark granite counters and top of the line Viking and Sib-Zero stainless steel appliances. A cute Juliet balcony overlooks the back lawn.

Amenities at the Wooster and Mercer Lofts include a friendly staffed lobby with concierge service, an outdoor swimming pool and lounge, a well-equipped fitness center, and a club room. The pet-friendly complex has lots of grassy areas including a private dog park. This is a highly walkable neighborhood, with nearby restaurants such as Tupelo Honey, Mele Bistro, Il Radiccio, Quinn’s, Rhodeside Grill, and many more. The Rosslyn Metro and Court House Metro are both within walking distance.
