City Center | Market Pulse | March 2024

For those seeking a vibrant, all-in-one downtown experience, there is City Center DC. Located in the Mount Vernon Triangle neighborhood, this mixed-use outdoor shopping mall covers five city blocks, and includes two 12-story luxury condo towers, a hotel, offices, and over 40 upscale boutique retailers and restaurants. There’s even a 1.5-acre park. The project was delivered in 2013 and is at the site of the former convention center.

New to the market in March is Unit #810 with an asking price of $2,450,000. The 1,378 square foot residence with two bedrooms and 2.5 baths adds an astounding 1,100 additional square feet of lounging space with a terraced and landscaped private outdoor deck. Bedrooms are on opposite sides for maximum privacy, and the entire unit is bright, open, and very modern.

Also new is Unit #902, offered at $1,425,000. The two-bedroom, two-bath flat has a sleek and contemporary layout with 1,346 square feet of living space. The living, dining, and cooking area has huge window walls, with tons of natural light complementing the pale oak floors. The Foster + Partners designed kitchen has a matching white and oak theme, with recessed appliances. An extended balcony offers terrific views.

Unit #404 is also newly listed in March, with an asking price of $875,000. This is a big one-bedroom apartment with 1.5 baths and over 1,000 square feet of space. Extra-wide plank floors, full-height windows, and a cove ceiling add to the allure. The open gourmet kitchen fits unobtrusively along one side and into the corner, allowing maximum usage of the oversized main living area.

Still available is a truly eye-popping residence, with Unit #901/902 priced at $4,995,000. This 2,816 square foot showcase is the result of two apartments being merged into one. The four-bedroom apartment has 3.5 baths and features a 375 square foot turf terrace, an additional balcony, and a temperature controlled wine cellar capable of storing 2,300 bottles.

Unit #905 is still up for grabs at $679,900. The sunny one-bedroom condo with huge south-facing windows has 766 square feet of living space, as well as an extended private balcony that runs the entire length of the unit. Also notable is the queen-sized built-in bed and night tables by Earnesto Santalla, along with designer wall coverings and custom silk drapes.

Listed at $649,000, Unit #607 is a one-bedroom flat with 773 square feet of living space. The appealing L-shaped floorplan sets this residence apart from those with more linear shapes. Massive window walls overlook lovely interior courtyards as well as a Zen water feature. The Euro-style gourmet kitchen is completely open to the living and dining areas, hugging just one wall.

Offered at $650,000, Unit #907 in the I Street tower has one bedroom, one bath, and 714 square feet of living space. A wall of windows boasts unobstructed cityscape views. Pale while oak flooring matches the Italian Molteni cabinetry with its curvilinear corners and panelized appliances. One garage parking space is included.

A second Unit #907, this one in the H Street tower, was reduced in price in March for the second month in a row. The 644 square foot flat is now listed at $649,900. This sleek one-bedroom residence is very bright and clean with wide plank white oak flooring, white walls, and a glossy white-on-white Foster + Partners kitchen with Caesarstone counters and panelized appliances that are barely noticeable.

There were no new contracts in March but there was one closing. Unit #912 sold for $550,000 after having its original asking price reduced down to $584,950. The one-bedroom, one-bath apartment has a 635 square foot layout, along with a sunny balcony that is the perfect spot for a cup of morning tea or coffee. Hardwood floors, a huge full-height window in the living area, and a terrific corner kitchen make this sale a standout value.

City Center was one of Washington’s most hotly anticipated projects while in development and has met and surpassed those expectations. Condo residents enjoy staffed lobbies in each tower, concierge service, doormen, roof parks, courtyards, a fitness center, yoga studio, wine storage, a bar lounge, community rooms, and business centers. Once you leave the grounds of the community, you’ll find yourself right in the middle of the exciting downtown area with an incredible array of attractions. The Gallery Place/Chinatown Metro and the Mt. Vernon Square Metro are each just a few blocks away.
