Wooster and Mercer | Market Pulse | February 2024

Combining a retro-style industrial chic vibe and plenty of amenities, The Wooster and Mercer Lofts is one of Washington Metro’s most in-demand condo communities. Located in Arlington’s Rosslyn neighborhood, the brick warehouse-style residences were designed by Cunningham Quill Architects and delivered by Abdo Development in 2007. With sublime interior touches such as 140 year-old brick accents from the former Little Sisters of the Poor convent on Capitol Hill, the trendy loft community doesn’t see a lot of turnover. This was the case in February, with no new listings, and one closing.

Unit #M204 in the Mercer building provided the only activity in February. The two-bedroom residence with 2.5 baths came to market in January with an asking price of $1,269,000. The genuine loft condo with 2,209 square feet of living space spread out over two levels received an accepted offer within 10 days’ time, ultimately closing at $1,263,000. The layout is open and sunny, with huge windows, Brazilian cherry hardwood floors, and floating black iron stairs winding their way up to the loft with its large open office/family room with wet bar and built-ins. Also of special note is the 375 square foot private patio with brick walls and wooden fencing, perfect for grilling and get-togethers. The gourmet kitchen with its stone counters and stainless steel appliances is open to the main living and dining area.

You’ll have to go all the way back to last August for the previous sales activity. Unit #502 is a spacious 1,691 square foot corner condo that sold for $1,200,000. There are two bedrooms and two baths, with walls of soaring windows that invite the outdoor surroundings right into the open living and dining area. Beautiful cherry hardwood floors run throughout the residence, and a gas fireplace adds another nice touch. Antique brick accents are used liberally, along with long hanging pendant lights and overhead ductwork. The open chef’s kitchen features white stone counters and stainless steel appliances. Two garage parking spaces and extra storage were included.

Also closing last summer was Unit #W309 with a full priced sale of $1,295,000. The loft condo in the Wooster building features 1,914 square feet of inviting living space with one bedroom suite at each of the two levels. A bonus powder room adds convenience for all. Living, dining and cooking areas are at the main level, with towering two-story factory-style windows, and floating metal stairs winding up to the upper level. An open chef’s kitchen faces out toward the windows and living area, with stone counters, a prep island, and Wolf and Sub-Zero stainless steel appliances. Beautiful cherry hardwood floors run throughout the residence. An upstairs work-from-home space overlooks the living area below.

It’s easy to see why condo owners at Wooster and Mercer never want to leave. The interiors are gorgeous, and the community amenities are outstanding. Residents enjoy a friendly and helpful front desk staff and concierge, a swimming pool and sun deck, a fitness center, a club room, and a dog park. The handsome red brick buildings extend along trendy Clarendon Boulevard and down two side streets, with expansive lush green lawns adding to the community feel. Shops, bars, and restaurants are all nearby, as are two Metro stations (Rosslyn and Courthouse). Nearby grocery options include Whole Foods, Trader Joe’s, and a local farmers’ market.
