Unit #1003 at VIO, which is perched atop the new District Wharf in Washington’s Southwest Waterfront, has 2-bedrooms, 2-baths and 1,370 square feet of living space. The closing price of $1,740,000 equals $1,270.07 per square ft. Among the features at this fabulously modern flat is a European-style kitchen, outrageously large windows, a balcony and stunning views of the Washington Channel. Second place goes to Unit #75 at the Westlight building in the West End. The 2-bedroom, 2-bath flat with 1,723 square feet of living space was also the third highest overall sale in March, closing at its full price of $2,015,000 or $1,169.47 per square ft.
The third highest price per square foot was the second highest overall sale for the month. Unit #PH212 at Washington Harbour in Georgetown sold for $2,975,000, equaling $1,156.69 per sq. ft. for the spacious 2-bedroom, 2.5-bath apartment with its huge private deck and sweeping Potomac River views. Fourth place goes to Unit #41 at Rainbow Lofts at Logan Circle’s unique Auto Row—a block of former automotive shops along Church Street that have since been repurposed into trendy condominiums. This particular unit had the second highest list-to-sales ratio at 104.82 percent, as well as a sturdy $1,009.26 per square foot, with a closing price of $1,362,500.
In fifth place is Unit #7F at 22 West in the West End. The 2-bedroom, 2-bath flat with 1,845 square feet of living space sold for $1,850,000, or $1,002.71 per sq. ft. The apartment with its giant window walls was also the fourth highest overall sale for the month. Our final entry is Unit #411 at CityCenterDC in the Mount Vernon Triangle. The 2-bedroom, 2-bath apartment with 1,367 square feet of living space sold for $1,325,000 or $969.28 per sq. ft. Wide-plank Northern Oak floors, a modern gourmet kitchen recessed into a single wall, floor-to-ceiling windows and a private balcony add to the considerable appeal.
