The highest sales price-to-list ratio for January belonged to Unit #4 at 2101 at 2101 Connecticut in Kalorama. It closed at $1,450,000, a full $100,000 over its asking price of $1,350,000 (107.41%). Coming in second was Unit #111 at The Whitman in Mt. Vernon Triangle. The modern 1-bedroom, 1.5-bath flat with 960 square feet of space closed at $647,000 or 101.24% of its $639,000 list price. Next was Unit #207 at The Pennsylvania in Penn Quarter. The 1-bedroom, 1.5-bath condo with 887 square feet listed for $410,000 and sold for $412,500 or 100.61% of asking.

Coming in fourth was Unit #1008 at the Artisan in Penn Quarter. The 2-bedroom, 1-bath flat has bamboo floors and an open modern kitchen with black granite counters and stainless steel appliances. It closed for $451,000 which is 100.36% of its $449,900 list price. In fifth place was Unit #37 at the grand old Dresden in Kalorama. The 1-bedroom plus den and 2 full baths has original parquet floors and French doors leading to a beautifully remodeled kitchen. It sold for 100% of its asking price of $649,000. Our final listing is #1223 at the Atrium in Arlington. The 1-bedroom condo sold for its full asking price of $362,500.
