Turnberry Tower |Market Pulse | November 2020

Location is key for the tallest residential building in the Washington Metro area; Turnberry Tower is perched right by the Potomac River in Arlington’s Rosslyn neighborhood. Those with river-facing balconies have some of the best views in the region for July 4 fireworks displays. The sleek 26-story structure with its curvilinear façade is also steps from popular shops and restaurants. These shopping and options continue throughout the Rosslyn-Ballston Corridor which stretches westward through a series of trendy urban villages.

While there were no new listings in November, there are still a number of available condos. Unit #1411 is currently listed at $1,950,000. The two-bedroom, 2.5-bath apartment also has a large den/office with built-ins that provides the perfect work-from-home space. With 2,229 square feet of interior space, this gracious apartment has a private elevator, formal entry hall, custom wall treatments, diagonally laid bamboo floors and a large private terrace overlooking Rosslyn. Also notable is the gourmet kitchen with glossy Snaidero cabinetry, granite counters and Miele and Sub-Zero appliances.

Unit #810 remains active at $1,495,000. The two-bedroom, 2.5-bath flat has a private elevator, wide-plank hardwood floors, custom wall treatments, an open gourmet kitchen and two balconies. Bonus points for the exquisite owner’s suite with marble spa bath and walk-in closets, as well as a built-in Sonos speaker system and Lutron motorized shades.

Unit #312 is offered at $1,130,000. The 1,742 square foot flat offers two bedrooms, two baths and an open designer kitchen. There is direct elevator access, wide-plank floors, a large private terrace and a spacious master suite with sitting area, Elfa closet organizers and a luxurious en-suite marble bath with Jacuzzi tub, spa-like shower and double vanities.

There were several price reductions in November. We’ll start with Unit #2309, a sky-high “I Model” that has been cut from $2,799,000 down to $2,699,000. The 2,655 square foot layout includes two bedrooms, 3.5 baths and a den that can serve as either an office or third bedroom. Features include marble tile floors, private elevator, custom wall finishes and a super long balcony with spectacular views of the Potomac River. The owners have invested over $80,000 in improvements. Highlights include a lavish Master suite with a giant spa bath and stunning master closet organizers by Capitol Closets.

Unit #2408 has dropped its price from $2,495,000 to $2,370,000. The 2,039 square foot residence has two bedrooms, a den, 2.5 baths, a private elevator and marble floors. Also noteworthy is a 400 square foot balcony with Potomac River views, an exposed limestone wall in the living area, custom wall treatments throughout, a laundry room and a new marble master bath with a glass surround steam shower.

Unit #1410 came to market in October and has already been reduced from $1,550,000 to $1,525,000. The two-bedroom apartment has 2.5 baths and 1,815 square feet of interior space. A private elevator foyer leads into the main living area with its marble tile floors and expansive floor-to-ceiling windows. Two curved balconies offer splendid views of Arlington plus peeks of the river. A lavish master spa bath features a walk-in marble shower, deep soaking tub and twin-sink vanity.

Unit #409 has dropped from $1,075,000 to $1,049,999. The two-bedroom, two-bath apartment with 1,642 square feet of space has direct elevator access, warm hardwood floors and an open gourmet kitchen with granite counters and upscale appliances set into Snaidero cabinetry. The bright and airy unit also has a huge balcony with peeks of the river.

Unit #1204 has gone into “Active under Contract” status, meaning that it is pending with contingencies and can still be shown for backup offers. Listed at $1,050,000, the 1,645 square foot apartment has one bedroom, a den with French doors and two full marble baths. Brazilian Cherry floors add a lovely warm glow, while a private elevator and an oversized balcony add to the appeal.

There are no new closings at Turnberry Tower. However, some listings were removed from active status in November. Two are “Temporarily Off” the market; Unit #804 at $1,075,000 and Unit #206 at $800,000. Each has a one-bedroom layout with a den and two baths. Additionally, two condos have been “Withdrawn” from the market; Unit #1211 at $1,975,000 and Unit #1210 at $1,675,000. The first has two bedrooms, a den and 2.5 baths while the second has one bedroom, a den and 2.5 baths.

Turnberry Tower has loads of amenities. You can swim in the heated indoor pool or work out at the state-of-the-art fitness center. The front desk, concierge and valets are there to serve, while a screening room with catering kitchen stands ready to entertain. The neighborhood is the first of five along Arlington’s most desirable corridor, with Rosslyn, Courthouse, Clarendon, Virginia Square and Ballston each having its own Metrorail station.
